Neopolis, Hyderabad

Neopolis is the layout that HMDA carved out of government land in Kokapet, in west Hyderabad, and sold to developers through plot auctions. It lies on the western side of Kokapet near the Outer Ring Road, with the Financial District to the north-east and the Gandipet reservoir to the south. Part of the land forms the Kokapet special economic zone, where My Home Group is building a large office park that includes SEZ and non-SEZ space along with hotels and retail. Civic services come under the Narsingi circle of the Cyberabad Municipal Corporation.

Today Neopolis is mostly a construction zone of wide layout roads and high-rise sites. Few projects have been handed over, so shops, schools and hospitals are still in Kokapet, Narsingi, Gachibowli and the Financial District. The draw is location: offices in the Financial District are close, the ORR gives a direct route to the airport, and the Phase 2A plan for Hyderabad Metro names Kokapet Neopolis as the end point of a Blue Line extension from Raidurg. That extension was cleared by the state government in November 2024 and sent to the Centre for approval, and it has not been built.

Because land here was bought at auction at high prices, homes are large, tall and expensive. Buyers are senior executives, business owners and investors willing to wait for the area to fill in. IndiProp lists two projects. Sattva Lake Ridge has possession due in January 2028, with prices from about ₹3.52 crore. MSN One is due in February 2030 and starts at about ₹7.7 crore. For both, check the developer's track record and construction progress, and expect several years of building work around you after moving in.
