Ameenpur, Hyderabad

Ameenpur is a satellite town in Sangareddy district on the north-western edge of Hyderabad, south-west of Bachupally and north of Miyapur and Beeramguda. It is named after Abdul Qadir Amin Khan, who is said to have founded it in 1550, and covers about 8.35 sq km with roughly 1.5 lakh residents. Once a separate municipality, Ameenpur now gives its name to a circle in the Serilingampally zone of the Cyberabad Municipal Corporation.

The town is known for Ameenpur Lake, which in 2016 became the first water body in India to be notified as a Biodiversity Heritage Site. It draws birdwatchers, and more than 160 bird species have been recorded there, though the lake has lost much of its original area to encroachment and faces pollution from sewage and industrial waste. Ameenpur grew during the real estate boom of the 2000s because of its access to Miyapur and the IT areas beyond. Growth ran ahead of services, and streetlighting, drainage and internal roads remain weak in several colonies. Most residents commute through Miyapur, where the Red Line metro starts, or along the Mumbai Highway through Beeramguda.

The housing mix is plotted colonies, independent houses and a rising number of gated apartment projects, priced below the Kondapur and Gachibowli belt. Buyers are mostly salaried families who work in HITEC City, Kukatpally or the Patancheru industrial area. Before buying, check water supply and drainage arrangements for the specific site, as these vary widely between colonies.
