Property in Navi Mumbai 2026: Airport, Panvel and Vashi
The airport is flying and the Atal Setu is open. Rates for Panvel, Vashi and Seawoods, what the airport really changes, and how CIDCO leasehold affects your purchase.

On 25 December 2025 the first commercial flight took off from Navi Mumbai International Airport, and by July 2026 international services had started too. For anyone weighing property in Navi Mumbai, that changed the conversation. The airport is no longer a promise on a brochure. The harder question now is which parts of the city it actually helps, and what you pay for that.
IndiProp lists 12 projects in Navi Mumbai this September, and 8 are ready to move. The median asking rate across them is ₹14,529 per sq ft, well under half of Mumbai's ₹35,993. Ten of the twelve are in the Panvel belt, which says a lot about where new supply is going.

Vashi and Seawoods: the established end
Vashi, Sanpada and Nerul are the city's older centres, close to the Sion-Panvel Highway, the Thane-Belapur Road and the harbour line. Most homes here are older CIDCO buildings, and new supply comes largely from redevelopment or the odd large parcel. That shows in the prices. Godrej Bayview in Vashi is listed from ₹3.3 crore to ₹4.43 crore, with possession in December 2027, working out to a median of ₹44,747 a square foot. That's above Mumbai's city-wide median, and it reflects one premium new project, not what a typical Vashi resale flat costs.
In Seawoods, L&T Seawoods West Square is listed from ₹2.5 crore to ₹5.35 crore. Its possession date of December 2025 has passed, so it's in handover, and current prices should be confirmed with L&T. The draw of this end of the city is simple: the harbour line, established schools and hospitals, and a short drive to the Atal Setu approach or the Thane-Belapur Road offices. You pay for all of it.
Panvel and the south: where the new projects are
Panvel has ten of the twelve projects on IndiProp, at a median of ₹14,158 a square foot and listings from ₹46 lakh. Most of them are large multi-phase developments from Godrej, Hiranandani, Kalpataru and Wadhwa. A few to know:

Two things stand out. First, most of the Panvel stock is finished or nearly so, which is unusual for a growth corridor and useful if you want to see the actual flat. Second, Hiranandani The Arena is listed from ₹1.17 crore to ₹3.85 crore with possession in December 2031, more than five years away. That's a long time to carry an EMI on a home you can't live in. Wadhwa Wise City, listed from ₹49 lakh to ₹60 lakh and due December 2026, is the budget option among current launches.
The catch in Panvel is the same as anywhere new. Roads, shops, schools and water supply are still catching up with the towers in parts of Ulwe, Dronagiri, Taloja and the Panvel fringes. Some Panvel-area projects also sit in NAINA, the Navi Mumbai Airport Influence Notified Area, where CIDCO is the planning authority and infrastructure is being laid out in stages. Ask which authority approved your building and what civic services are running today.
Panvel vs Vashi and Seawoods: how to choose
Put the numbers side by side. At Panvel's median, ₹1.2 crore buys around 850 sq ft of carpet area. At Seawoods' ₹30,660 it buys about 390 sq ft. What you're trading is time. From Vashi, south Mumbai is a harbour-line ride or a drive over the Vashi bridge, and the IT parks of Airoli and Ghansoli are close. From Panvel, you depend on the Sion-Panvel Highway, the harbour line's far end, or a longer run to the Atal Setu.
A rough rule: if your office is on the Thane-Belapur Road or in BKC and you commute daily, the extra per square foot for Vashi, Sanpada, Nerul or Seawoods often pays for itself in hours saved. If you work near the airport, the port at Nhava Sheva or the Taloja industrial estate, or you work from home most days, Panvel's space for the money is hard to argue with.
The airport effect, without the hype
Navi Mumbai International Airport is run by a joint venture of Adani Airport Holdings and CIDCO. It was inaugurated on 8 October 2025, began commercial flights on 25 December 2025, and its first terminal is designed for 20 million passengers a year. International flights started in July 2026 and freighter operations on 1 August 2026.
For buyers, the airport does three things. It brings jobs in aviation, logistics and hotels to the southern nodes. It pulls infrastructure spending towards Ulwe, Panvel and NAINA. And it gives the whole region a second airport, which matters to frequent flyers in Kharghar and Panvel who used to cross the harbour to Santacruz.
What people get wrong is assuming every flat near the airport gains equally. Homes under the approach path deal with aircraft noise, and height limits near the runway cap how tall buildings can go. A direct metro link between the two Mumbai airports has been planned but had no construction date as of September 2026, so don't pay extra for it yet.
The Atal Setu and Navi Mumbai's other links
The Atal Setu, the 21.8 km Mumbai Trans Harbour Link, opened on 12 January 2024. It connects Sewri in Mumbai with Chirle near Ulwe, and it's the main reason Ulwe and the southern nodes now feel closer to south Mumbai than Kharghar does by road. Other links in service include Navi Mumbai Metro Line 1, running from CBD Belapur to Pendhar through Kharghar and Taloja since 17 November 2023, and the Kharkopar-Uran rail line, which opened in January 2024. Mumbai Metro Line 12 from Kalyan to Taloja is under construction and several years from opening.
CIDCO leasehold: read this before you buy resale
Much of Navi Mumbai's land is leased by CIDCO rather than sold outright. Residential leases are typically for 60 years, and historically a resale needed a CIDCO transfer with its own charges and paperwork. Buyers of older flats in Vashi, Nerul and Kharghar often find this out late, and it can hold up a home loan.
In July 2025, CIDCO announced a scheme letting holders of leasehold residential plots convert to freehold. It covers plots with executed lease deeds across the developed nodes, including Airoli, Vashi, Nerul, Belapur, Kharghar, Ulwe and New Panvel. It's voluntary and the fee is linked to the ready reckoner rate. Once a plot is converted, future sales won't need CIDCO's consent or transfer charges. For a flat, the plot lease is usually held by the housing society, so the question is for the society. So ask two questions: is the land CIDCO leasehold or freehold, and if leasehold, has the society applied to convert. Get the answer in writing from the society office.
Costs and checks
