Entry-level buyers are the audience for Wadhwa Wise City, a 138-acre township by The Wadhwa Group in Panvel, part of which is being built as affordable housing. Possession for this phase is due in December 2026 (MahaRERA P52000051752), only a few months away.
The homes are small and priced to match. A 1 BHK of 390 sq ft carpet area was listed at ₹49 lakh, and a 2 BHK of 482 sq ft at ₹60 lakh. The project's price range goes up to ₹69 lakh, which suggests a slightly bigger 2 BHK option as well. At 482 sq ft, the two-bedroom plan is tight for a family of four, so walk through a sample flat before booking. Buyers who qualify for the government's interest subsidy scheme should ask the developer which units are eligible.
Wadhwa has planned the township around a wellness idea, keeping the natural slopes and hills of the site rather than levelling them. The plan includes high streets, green spaces, a school and a primary health centre. For the tower itself, facilities include a clubhouse, swimming pool, gym, jogging and cycle track, yoga areas, courts for badminton, tennis and basketball, a kids' play area, a library and an indoor games room, with rainwater harvesting and a sewage treatment plant.
Panvel has become one of the busier housing markets in the Mumbai region, helped by government spending on roads, rail and the new airport. Much of the land around the project is still being developed, though, and daily needs will depend on how quickly the township's own shops and services open.
