The Arena is the newest tower cluster inside Hiranandani Fortune City, the developer's mixed-use township off the Mumbai-Pune corridor at Panvel. Delivery is set for December 2031, more than five years away, so this is a long-horizon purchase that suits buyers who can wait or who plan to pay in stages.
The unit mix runs from 2 to 4 BHK. The 2 BHK homes measure 676 and 780 sq ft carpet area, priced at ₹1.17 crore and ₹1.49 crore. The 3 BHK plans are 970 and 1,280 sq ft, listed at ₹1.73 crore and ₹2.5 crore. At the top, 4 BHK residences of 1,630 and 1,950 sq ft carry prices of ₹3.1 crore and ₹3.85 crore. The larger 4 BHK layouts are in a newly opened tower within the cluster.
About 80 percent of the gated land is kept open, and each tower is planned to face forest, hills or the river. Beyond the usual clubhouse, pool, spa and gym, the amenity list includes a co-working space, a meditation area, an archery range and a dance room, along with courts for tennis, squash and badminton and a play area for children. A commercial tower with office space has opened in the township, which is useful for anyone hoping to work close to home.
The project is registered with MahaRERA under P52000050196, P52000050194 and P52000080098. Buyers should confirm which registration covers the tower they are booking. Panvel's case rests on infrastructure: the Navi Mumbai International Airport, Atal Setu and the rail and road links now reaching the area. The township itself is still being filled in, so shops and schools inside may take time to arrive.

The group made its name with large planned townships, first Hiranandani Gardens in Powai and then Hiranandani Estate in Thane. In Panvel, Hiranandani Fortune City is the group's mixed-use township, where Golden Willows and The Arena are later phases. Fortune City suits buyers looking at Panvel and the new airport area of Navi Mumbai, while the Thane projects are better placed for people working in Thane or along Ghodbunder Road.
