Panvel, Navi Mumbai

Panvel is a town in Raigad district on the south-eastern edge of Navi Mumbai. The Panvel Municipal Corporation was formed on 1 October 2016, the first in Raigad, and covers the old town along with the CIDCO nodes of Kalamboli, Kamothe, Kharghar and New Panvel. Taloja lies to the north, Rasayani and the old Mumbai-Pune highway run to the south-east, and the Navi Mumbai International Airport at Ulwe is to the west. The airport was inaugurated on 8 October 2025 and began commercial flights on 25 December 2025.

Panvel is a transport junction. The Mumbai-Pune Expressway starts near Kalamboli, the Mumbai-Goa highway begins here, and the Sion-Panvel highway links it to Vashi and Chembur. Panvel station is the Harbour line terminus and a junction for Central Railway and Konkan Railway trains. Housing falls into three groups: older buildings in the town, CIDCO-planned sectors in New Panvel and Kamothe, and large branded townships east of the town towards Rasayani and Chowk, many of them outside the municipal limits in village areas. Buyers range from Navi Mumbai families moving up to investors betting on the airport. The outer townships depend on the highway and are some distance from the station, and several have possession dates years away.

Four are under construction: Wadhwa Wise City (1 and 2 BHK from about ₹49 lakh, due December 2026), Hiranandani The Arena (2 to 4 BHK from ₹1.17 crore, December 2031), Hiranandani Golden Willows (3 BHK from ₹1.77 crore, December 2031) and Godrej Green Terraces (2 and 3 BHK from ₹99 lakh, December 2032). Seven have passed their possession dates and are shown as ready to move: Hiranandani Fortune City, Godrej Hill Vista, Kalpataru Park Riviera, Godrej City, Godrej Woods, Godrej Golf Meadows and Godrej The Highlands, listed from about ₹46 lakh to ₹79 lakh.
