Ready to Move

L&T Realty built Seawoods Grand Central, the mall and office complex over Seawoods-Darave station, as one of the first transit-oriented developments in India, and this residential project extends that scheme with homes. It is registered with MahaRERA as P51700045793.
Three layouts are offered: a 2 BHK listed from ₹2.5 crore, a 3 BHK from about ₹3.25 crore and a 4 BHK at about ₹5.35 crore. Carpet areas were not in the listing, so get them from the developer before comparing with ready flats on Palm Beach Road or in Nerul, which often come in cheaper.
The main case for the project is the location. Residents live alongside the Seawoods Grand Central Mall and the suburban station, which runs Harbour line trains towards CSMT and Panvel as well as trains on the Nerul-Uran line. Palm Beach Road gives a quick run to Vashi, and the new Navi Mumbai International Airport at Ulwe is to the south. The amenity list includes a swimming pool and children's pool, a gym, jogging tracks, a party lawn, a business centre and courts for tennis, badminton and squash.
Possession was due in December 2025, so the project is shown as ready to move. Ask L&T for the occupancy certificate and current prices, which have likely moved since launch. Maintenance charges in a building tied to a mall and office complex can also run higher than in a standalone society, so ask for the monthly outgoings in writing.
L&T RealtyDeveloper · RERA registeredAll projects →L&T Realty is the real estate business of Larsen & Toubro, the Mumbai-based engineering, construction and technology group. It develops housing, offices and mixed-use districts, with most of its work so far in Mumbai and other large southern and western cities, and it draws on the parent group's construction experience for design and execution.
Green Reserve in Sector 128, Noida, is its project in Jaypee Greens Wish Town, a four-tower development of 3, 4 and 5 BHK homes on 6.1 acres next to the township's golf course. For buyers, the main attraction of the brand is the parent group's size and governance standards. Pricing is usually at the upper end of each micro-market, so it is worth comparing carpet areas and specifications carefully against local developers.
