Kolkata is the capital of West Bengal and the hub of a metropolitan region that the 2011 census put at about 14.1 million people, with around 4.5 million in the city itself. The Kolkata Municipal Corporation governs roughly 206 sq km, but much of the newer housing sits under other bodies: the Bidhannagar Municipal Corporation (Salt Lake and Rajarhat) and the New Town Kolkata Development Authority.
For buyers, the city splits into a few broad zones. South Kolkata, including Alipore, Ballygunge, Tollygunge and Behala, is long established and served by the Blue Line metro, which has run since 1984. The Eastern Metropolitan Bypass corridor, through Kasba, Anandapur and Mukundapur, has grown around a string of hospitals and is now served by the Orange Line. In the north-east, Rajarhat and the planned township of New Town offer newer, larger projects close to the airport. To the south-west, Joka and the Diamond Harbour Road belt have opened up with the Purple Line. North Kolkata and the Dum Dum side rely on the Blue Line and suburban rail, and the Yellow Line now links Noapara with the airport.
The main office hubs are Salt Lake Sector V, which grew out of an electronics complex set up in 1989 and now hosts over 200 IT and IT-enabled services firms, and New Town, where the Bengal Silicon Valley Tech Hub opened in 2018.
The metro network has expanded quickly. The Green Line has run end to end from Salt Lake Sector V to Howrah Maidan since August 2025. The Orange Line runs from Kavi Subhash to Beleghata along the EM Bypass, with the stretch through Sector V and New Town to the airport under construction. The Purple Line runs from Joka to Majerhat, and its underground extension to Esplanade is being built. Kavi Subhash station at the southern end of the Blue Line was closed for rebuilding in 2025, so check the current service status before relying on it.
All new real-estate projects in the state must be registered with the West Bengal Real Estate Regulatory Authority (WBRERA), set up under the central RERA Act after the Supreme Court struck down the state's own WB-HIRA law in May 2021. Buyers can check a project's registration on the WBRERA website.
New projects are spread across the EM Bypass corridor (Kasba, Anandapur, Mukundapur), Rajarhat and New Town in the north-east, the Joka–Diamond Harbour Road belt in the south-west, and established south Kolkata areas such as Tollygunge and New Alipore. Each zone has different metro access, so check the nearest operational line.
Salt Lake Sector V is the largest, with over 200 IT and IT-enabled services firms. New Town is the second major cluster, including the Bengal Silicon Valley Tech Hub opened in 2018.
The Blue, Green, Purple, Orange and Yellow lines all have operational sections. The Green Line runs end to end from Sector V to Howrah Maidan, while the Purple, Orange and Yellow lines are still being extended.
The Orange Line section from Beleghata through Sector V and New Town to the airport is under construction. We could not verify an official opening date, so buyers should check KMRC or Metro Railway Kolkata updates.
Search the project on the West Bengal Real Estate Regulatory Authority website (rera.wb.gov.in). Registration is compulsory under Section 3 of the RERA Act, 2016, and the site also lists registered agents and accepts complaints.
