About Vinayak 21 Acres
Compact 2 and 3 BHK flats, a 3-acre central park and a 21-acre site are the main facts about Vinayak 21 Acres. Vinayak Group is building it at Jirangacha, near Hatishala, off New Town Action Area III, a short drive from the IT campuses of New Town and from Eco Park. The plan has five towers of G+21 floors and more than 750 homes.
Carpet areas are modest. The 2 BHK with two toilets is 595 sq ft, 3 BHK homes with two toilets run from 698 to 783 sq ft, and 3 BHK homes with three toilets from 823 to 973 sq ft. The developer's site does not publish prices, so ask for a cost sheet that shows the rate on carpet area.
Open space is where the project makes its case. The central park has a lawn, a stream feature, several children's play areas, an amphitheatre, a skating rink, pickleball, badminton and mini-basketball courts, a maze garden and seating for senior citizens. Elsewhere on the plan are a futsal ground, athletic, jogging and cycling tracks, a lawn tennis court, a cricket practice arena, a pet park and a podium garden with an infinity pool. Indoors there is a gym and a banquet hall. Vinayak says each flat has AC points in the bedrooms and living room, and each tower gets three lifts.
Phase I (WBRERA/P/SOU/2026/004147, 296 flats) and Phase II (WBRERA/P/SOU/2026/004275, 446 flats) both carry a completion date of 31 March 2032, and a separate villa phase is also registered. The developer posts construction updates on its site. Possession is more than five years away, and the land falls under a gram panchayat rather than the New Town authority, so check road access and civic services before you commit.

New Town suits buyers who work in Sector V, New Town's IT parks or near the airport, and the area has wide roads and planned civic services, though metro links to central Kolkata are still being built out.
