New Projects in Chennai 2026: OMR, GST Road and West
OMR still supplies most new flats in Chennai, but Metro Phase 2 and flood history now shape where to buy. Rates, projects and the checks to run before booking.

In December 2023, Cyclone Michaung left water standing in parts of Velachery, Pallikaranai and OMR for days. Eight years earlier the 2015 floods had hit many of the same streets. Anyone shortlisting new projects in Chennai today should keep both dates in mind, because the areas that flooded are also the areas with the most new towers. That doesn't rule them out. It means the site-level checks matter more here than in most Indian cities.
This guide covers the three corridors buyers ask about most (OMR, GST Road and west Chennai), with asking rates from IndiProp listings, the state of Metro Phase 2 and a practical flood checklist.
New projects in Chennai: locality rates
IndiProp lists 12 Chennai projects this September, five of them ready to move. The median asking rate across the city's listings is about ₹7,900 per sq ft, but the spread is wide.

OMR: still the biggest source of new flats
Old Mahabalipuram Road, officially Rajiv Gandhi Salai, runs from the TIDEL Park end near Taramani down past Sholinganallur to the SIPCOT IT Park at Siruseri and on towards Kelambakkam. The closer you are to the northern offices, the more you pay. On IndiProp, the single Sholinganallur listing works out to about ₹20,100 per sq ft. Padur, beyond Siruseri, is nearer ₹7,000.
Brigade Altius in Sholinganallur is listed at ₹2.21 Cr, with possession due December 2031. That's more than five years of construction risk, so read the RERA timeline and the developer's quarterly updates closely. Down in Padur, TVS Verde Vista is listed from ₹72.5 L to ₹1.43 Cr, due December 2029. The three phases of Godrej Azure in Padur were due in December 2022 and are complete; the first phase was priced from ₹22.98 L, so check what inventory and prices remain.
Between OMR and GST Road, Purva Windermere in Pallikaranai is listed from ₹51.75 L with possession due December 2026, which puts it close to handover. Brigade Stellaris in Velachery is a new launch at the top of the market, listed from ₹4.5 Cr.
Metro is the big change coming to OMR. Line 3 (Madhavaram to SIPCOT Siruseri) and Line 5 (Madhavaram to Sholinganallur via Koyambedu and Medavakkam) will both serve the corridor. CMRL's targets are March 2027 for the OMR section of Line 3 and for Koyambedu to Sholinganallur on Line 5. Until then, OMR commutes are by road, and the stretch around Sholinganallur junction is slow at peak.
GST Road and the Tambaram side
GST Road runs south-west past the airport through Pallavaram, Chromepet and Tambaram to Vandalur, Urapakkam and Guduvanchery. It has the suburban rail line alongside, which is its main advantage over OMR, and it's where many mid-priced flats and plotted developments sit.
In Pallavaram, Prestige Pallavaram Gardens is a new launch listed at ₹1.3 Cr. Nearby, TVS Emerald LightHouse was due in October 2021 and is complete. A little east, towards Selaiyur, TVS Emerald Aaranya in Madambakkam was due in December 2025 and is in handover; it was listed from ₹1.2 Cr, and current pricing should be confirmed with the developer.
One thing to note for anyone who picked this corridor for a future airport commute: on 24 August 2026 the state said it would drop the Parandur site for Chennai's second airport and study another location. Flights stay at Meenambakkam, which is good news for GST Road, but don't buy anywhere on the strength of a second-airport map until a new site is confirmed.
Two listings sit outside these corridors. Brigade Icon on Anna Salai is listed at ₹8.5 Cr with possession due June 2030, and Prestige Palm Court in Madhavaram, in the older and generally cheaper north, is a new launch listed at ₹1.2 Cr.
West Chennai: Porur, Mugalivakkam and Poonamallee
West Chennai grew along Mount-Poonamallee Road, with Porur, Mugalivakkam and Valasaravakkam closest to the city and Poonamallee, Ambattur and Avadi further out. Offices at DLF's IT park in Manapakkam and around Porur keep demand steady. IndiProp doesn't list a new project in this belt yet, so we can't give a like-for-like rate here.
What the west does have is the first piece of Metro Phase 2. Line 4 runs from Lighthouse to Poonamallee, and the Commissioner of Metro Railway Safety cleared the 14.6 km stretch from Poonamallee Bypass to Vadapalani via Porur in February 2026. Its opening was put off until after the Assembly election. Check CMRL's website for the current timetable before you count on it for a commute. The Vadapalani to Lighthouse section is targeted for December 2027.
For context, the whole of Phase 2 is three lines and 118.9 km, approved by the Union Cabinet in October 2024 at ₹63,246 crore.
Flood-risk checks that are worth the effort
Chennai buyers often treat flooding as a question about the locality. It's really a question about the plot, the plinth and the drain outside. Two buildings on the same road can have very different experiences in a heavy monsoon.
- Ask the neighbours, not the sales office. Walk the street and ask shopkeepers and residents how deep the water got in December 2015 and during Michaung in 2023, and for how long.
- Check the plinth and the basement. A raised plinth and stilt parking are safer than a basement car park in low-lying parts of OMR, Velachery and Pallikaranai.
- Look at what the land used to be. Sites close to the Pallikaranai marsh, lakes or old tank beds need a clean land record. Ask for the patta and the land classification, and have a lawyer confirm it isn't water body or poramboke land.
- Avoid the ground floor in areas that flooded, even if it's cheaper.
- Ask about storm-water drains and sumps. Where does the site's rainwater go, and whether the approach road stayed passable in 2023.
What people get wrong: a high floor doesn't make you flood-proof. If the lift, the electrical room and the approach road go under, you're stuck upstairs without power for days. Ask where the transformer and the generator sit.
Ready to move or under construction
Five of the 12 Chennai listings are ready to move: the three Godrej Azure phases in Padur, TVS Emerald LightHouse in Pallavaram and TVS Emerald Aaranya in Madambakkam. A finished flat removes the construction risk and the GST, and you can stand on the balcony during a monsoon before you buy. The trade-off is choice, since the best-located units in a completed project are usually sold first. For any ready flat, ask to see the completion certificate issued by CMDA or the local body before you pay more than a token amount.
Paperwork and costs before you book
Search the project on TNRERA (rera.tn.gov.in). Registration numbers on IndiProp listings look like TN/29/Building/0008/2023 or TNRERA/29/BLG/0052/2026, and the page shows the approvals, the promised completion date and progress reports. Match the registration to the block you're buying, since phases are often registered separately, as they are at Godrej Azure.
- Stamp duty is 7 per cent and the registration fee 2 per cent, charged on the sale value or the guideline value, whichever is higher. Work it out with the Tamil Nadu stamp duty calculator.
- Check the undivided share of land (UDS) mentioned in the sale deed, and compare it across shortlisted projects.
- Budget 5 per cent GST on under-construction flats, and get car parking and corpus fund charges in writing.
