Pallikaranai, Chennai

Pallikaranai is in south Chennai, with Velachery to the north, Madipakkam to the north-west, Perungudi to the north-east and Medavakkam to the south-west. It joined the Greater Chennai Corporation in 2011 and is in the Perungudi zone. The area takes its name, and much of its character, from the Pallikaranai marsh, a freshwater wetland that was declared a reserve forest in 2007 and has been a Ramsar site since April 2022. The marsh draws herons, pelicans and migratory ducks in winter.

The neighbourhood grew as OMR filled with offices. Thoraipakkam and Perungudi are a short drive east along the Pallavaram-Thoraipakkam Radial Road, and Velachery, with its MRTS station and malls, is close to the north. Hospitals include Dr. Kamakshi Memorial Hospital, and the National Institute of Ocean Technology has its campus here. Chennai Metro's Red Line, under construction, will have stations at Medavakkam nearby. Two issues need weighing: low-lying streets near the marsh have flooded in past monsoons, and the Perungudi dump yard sits on the marsh's northern edge. Check a building's plinth level and the drainage on its street before buying.

Homes are a mix of independent houses, small apartment blocks and newer gated projects, generally cheaper than Velachery. Buyers are IT employees working on OMR, and families who want quicker access to Tambaram and the airport than OMR itself offers. IndiProp lists one project here: Purva Windermere, with possession due in December 2026 and prices from about ₹51.75 lakh. Handover is close, so ask the developer for the current stage of completion and occupancy certificate status.
