About TVS Emerald LightHouse
TVS Emerald LightHouse is a finished project. Launched in August 2017, it was due for possession in October 2021, and the developer now lists it as completed and sold out, so homes here change hands only on resale. It stands on the 200 ft Pallavaram-Thoraipakkam Radial Road, opposite Embassy Splendid TechZone, on a 3-acre site with 279 homes in three 14-floor towers. The TNRERA registration is TN/29/Building/0005/2017.
The published typical floor plan shows 1, 2 and 3 BHK homes. One-bedroom units measure 685 to 706 sq ft against carpet areas of 412 to 446 sq ft, two-bedroom units 1,076 to 1,265 sq ft with 674 to 797 sq ft carpet, and three-bedroom units 1,439 to 1,505 sq ft with 884 to 958 sq ft carpet. Carpet works out to roughly 60 to 64 per cent of the larger figure, which is worth keeping in mind when comparing resale asking prices.
Residents have a sky lounge on the 12th floor, a swimming pool with deck on the landscaped podium, a gym, a library, a guest lounge, indoor games and a children's play area. Homes came with digital door locks, and the common areas have DG backup.
The location is one of the project's strengths. TVS Emerald puts Chennai airport 4.8 km away, Chrompet station 3.3 km and Pallavaram station 3.8 km, with Meenambakkam metro at 7.5 km. Narayana e-Techno School is 1.6 km and Vels Vidyashram 2.6 km, and PCMC Hospital is 1.9 km. The Radial Road gives quick access to both GST Road and OMR, though it carries heavy traffic at peak hours.

The company has more projects in north Bengaluru along Bagalur Road. Its homes are mainly two and three bedroom apartments priced for salaried buyers.
