North Chennai has seen fewer branded gated communities than the south, and Prestige Palm Court in Madhavaram is one of the newer ones. The project stands on Grand Northern Trunk Road on 7.98 acres and contains 910 homes, all 2 and 3 BHK. Prices start at ₹1.20 crore, and it is registered with TNRERA as TNRERA/29/BLG/0265/2026.

Prestige offers the 2 BHK in a single Classic line with four layouts, and the 3 BHK in two lines, Aspire and the larger Premia. The developer says the homes open out on three sides and share no common walls. Carpet areas and a possession date are not on the project page, so both are worth asking about before booking.

The layout places a garden at each end of the site, with a planted strip running between them. A three-storey clubhouse holds a rooftop swimming pool with a kids' pool, a gym and aerobics room, a badminton court, billiards, table tennis, an AV room and multipurpose halls. Outdoors there are a skating rink, a pet park, a paddle court, an amphitheatre, a barbecue area and a meditation deck, and a supermarket, creche and clinic are planned inside the campus.

Schools nearby include Velammal New Gen School, Greenfield Chennai International School and St. Ann's Matriculation Higher Secondary School, and Prashanth hospital at Kolathur is close. Spectrum The Grand Venus Mall is a short drive. Madhavaram is on the Chennai Metro Phase II network, which should ease trips into the city once those lines open. GNT Road carries heavy goods traffic, a practical point to check on a site visit.
