For buyers on OMR who would rather not live thirty floors up, TVS Verde Vista offers a lower-density alternative. TVS Emerald is building 355 apartments in four blocks on 5 acres in Padur, close to the Siruseri IT park. Block A has six homes per floor and the other three blocks have four each, which keeps corridors short and gives most flats more than one open side.
Homes face east, north or south and follow Vastu principles. Prices start at ₹72.5 lakh for a 2 BHK, with a second 2 BHK option at ₹76.8 lakh. The 3 BHK is listed at ₹98.8 lakh and ₹1.14 crore, and a 4 BHK at ₹1.43 crore. Carpet areas are not on record, so ask for the plan sizes before comparing value with neighbouring projects.
The developer promises an undivided share of land of 38%. That figure matters in Chennai, because the land share is what an apartment owner retains if the building is ever redeveloped. A 10,000 sq ft clubhouse serves residents, and the amenity list includes a pool, gym, jogging track, courts for tennis, badminton and basketball, a library and play areas for children.
The project is registered with Tamil Nadu RERA as TN/BUILDING/0044/2025, and possession is expected in December 2029, more than three years away. Padur's position on OMR means short trips to Siruseri and Navalur, and the Chennai Metro line being built along OMR towards Siruseri should help once it is running. Central Chennai, however, remains a long drive.
