Pallavaram, next to Chennai airport, has become one of the busier housing markets in the south of the city, helped by the Radial Road that links GST Road with OMR. Prestige Pallavaram Gardens sits on that road at Nemilichery, and it is a big project: 2,069 homes on a site the developer lists at 21.84 acres. Prices start at ₹1.3 crore, and the TNRERA registration shown by Prestige is TN35/Building/0224/2025.

The mix covers 2, 3 and 4 BHK. Prestige names its types by line, with the 2 BHK sold as Neo and Nova, the 3 BHK as Regent and Regal, and the 4 BHK as Ivy, each in several layouts. Sizes are not listed on the project page, so ask for carpet areas when comparing the lines.

Prestige says the airport is about 20 minutes away via GST Road, and that Velachery and Guindy, with their tech parks, are close by. Olympia Tech Park and the Chennai Trade Centre are put at around half an hour. Homes near the airport also sit under flight paths in parts of Pallavaram, so it is worth visiting at different times of day to judge aircraft noise.

The published amenity list is short for a community of this size: a clubhouse, a swimming pool, a kids' activity zone and toddlers' play area, outdoor gyms, a chess plaza, an amphitheatre, a multipurpose hall and a skating rink. Buyers should ask for the full clubhouse specification and the RERA completion date, which the project page does not give.
