How to Check RERA Registration of a Project, State by State

A RERA number on a brochure proves nothing until you have opened the record yourself. Here is how to find it on each state portal and what to read once you do.

How to Check RERA Registration of a Project, State by State

The listing for M3M Soulitude in Sector 89, Gurugram carries three RERA numbers: RERA-GRG-1309-2023, RERA-GRG-1897-2025 and RERA-GRG-2153-2026. That isn't a red flag. Large projects are often registered phase by phase, and each phase gets its own number, its own completion date and its own quarterly updates. It does mean that knowing how to check RERA registration is more than pasting one number into a search box. You need to find the registration that covers the tower you are buying, and then read it properly.

This guide covers the state portals buyers use most, what to look at once the record is open, and the difference between a project number and an agent number, which trips up more people than you'd expect.

Why the number on the brochure isn't enough

Under section 3 of the Real Estate (Regulation and Development) Act, 2016, a promoter can't advertise, book or sell apartments in a project that needs registration until it is registered with the state authority. Projects on land of up to 500 square metres, or with eight apartments or fewer, are exempt. Section 11(2) then requires every advertisement to carry the registration number and the authority's website address.

So almost every new project will show a number. The number only tells you that a registration exists. It doesn't tell you whether it has lapsed, whether it covers your tower, whether the completion date has been pushed back, or whether the authority has passed orders against the developer. For that, you open the record.

How to check RERA registration on each state portal

Each state runs its own authority and its own website. There is no single national database, so search the portal of the state where the land is, not where the developer has its head office.

UP RERA

On up-rera.in, search registered projects by name, promoter or registration number. Every UP number starts with UPRERAPRJ. The project page links to the uploaded documents and the quarterly progress reports. For a project like ATS Pious Orchards in Sector 150, the listed number is UPRERAPRJ183246, and that is the one to type in. In Noida and Greater Noida, also look for the land allotment from the Noida Authority or GNIDA among the documents, since most land there is leasehold.

HRERA (Haryana)

Haryana has two benches: HRERA Gurugram handles Gurugram district and HRERA Panchkula handles the rest of the state. Gurugram numbers read RERA-GRG-serial-year, and Panchkula numbers use PKL instead of GRG. Check which phase your tower falls in before you search. Adani Samsara Avasa in Sector 63 has one number; ATS Homekraft Sanctuary 105 is listed with three.

MahaRERA

Maharashtra project numbers start with P, followed by digits that identify the district. MahaRERA also requires the registration number and a QR code linking to the project page on every advertisement, and it tightened the placement rules in April 2025 after finding poorly printed or unscannable codes. Scan the code on the hoarding and check that it opens the same project you're being sold. For Raheja Vivarea in Mahalaxmi the number is P51900034289.

K-RERA, TG-RERA, TNRERA and WBRERA

Karnataka numbers are long strings that include PR for a project. Telangana numbers start with P, as with My Home Apas in Kokapet (P02400006812). Tamil Nadu numbers name the region and whether the registration is for a building or a layout, as in Purva Windermere, Pallikaranai (TN/29/Building/0008/2023). West Bengal numbers begin WBRERA/P/. Kolkata buyers should know that the state's earlier law, WB-HIRA, was struck down by the Supreme Court in May 2021, so a registration today should be on the WBRERA portal.

What to read once the record is open

Most buyers look at the registration certificate, see a valid date and close the tab. The useful information is further down.

  • Promoter and land owner. If the landowner is a different company from the developer, there's a development or joint development agreement. Check it's uploaded.
  • Proposed completion date. Compare it with the possession date in your sales brochure. If the brochure promises an earlier date, the RERA date is the one that binds the builder.
  • Extensions. Section 6 allows an extension of registration, generally up to a year, in cases such as force majeure. Several extensions on one phase tell you something about delivery.
  • Sanctioned plan and approvals. The building plan, environmental clearance where needed, and fire and height clearances are usually uploaded as PDFs. Check the number of floors and towers matches what the sales team describes.
  • Quarterly progress reports. Promoters must update progress every quarter. Compare the percentage of work reported with what you see on site. Missing updates are a warning sign.
  • Units booked. A phase that is years old and still mostly unsold may struggle for cash.
  • Complaints and orders. Search the authority's orders and cause lists by project or promoter name. A handful of complaints on a large project is normal. Dozens of refund orders is not.
  • Bank account. Section 4(2)(l)(D) requires 70% of amounts collected from buyers to go into a separate account used only for that project's construction and land cost. The account details are part of the registration.

Save a PDF or screenshot of what you saw and the date. If there's a dispute later, a record of what the portal showed at the time of booking is useful.

Agent numbers vs project numbers

Here is what people get wrong most often. Section 9 requires real estate agents to register too, and a broker's visiting card or WhatsApp profile will often show a RERA number. That number belongs to the agent. It says nothing about whether the project is registered.

The two are easy to tell apart once you know the pattern. In Uttar Pradesh, agent numbers start with UPRERAAGT instead of UPRERAPRJ. In Maharashtra, agent numbers start with A while project numbers start with P. In Haryana, agents are registered under separate forms (REA series) and the certificate is valid for five years. Other states run agent registration as a separate search on the same portal.

A sensible routine: check the agent's number in the agent search, check the project's number in the project search, and make sure the agreement for sale names the project registration that covers your unit.

Warning signs that should stop a booking

  • The number doesn't return any result, or returns a different project.
  • The registration has expired and no extension is shown, yet construction is incomplete.
  • Your tower or wing isn't in the phase you've been given the number for.
  • The builder asks for more than 10% of the price before signing a registered agreement for sale. Section 13 bars this.
  • The sales office says registration is "applied for" and offers a discount for an early cheque. Walk away. Taking bookings before registration is exactly what the Act prohibits.

How to check RERA number for a ready or resale flat

Projects that had received their completion certificate before the Act came into force in May 2017 were not required to register, so an older resale flat may have no RERA number at all. That's not a problem in itself. For those homes, the documents that matter are the occupancy certificate, the title chain and the society or apartment association records. Ask for copies of all three before you pay a token amount.

For newer ready homes, the RERA page is still worth opening. Many promoters upload the occupancy certificate there once they receive it, and the record shows whether the project was completed within its registered timeline.

What RERA registration doesn't cover

A valid registration isn't a quality certificate. The authority doesn't inspect the build or guarantee the developer's finances. What it gives you is a documented set of promises, a timeline, a ring-fenced account and a forum to complain if things go wrong. Section 18 gives buyers the right to a refund with interest, or interest for every month of delay, if possession isn't given as promised. That right is much easier to use when you checked the registration before paying.

Go to the RERA portal of the state where the project is built, open the registered projects search and enter the registration number or project name. Check that the record covers your tower or phase and that the registration is still valid.

Why does one project have more than one RERA number?

Do resale flats need a RERA number?

Projects that had a completion certificate before RERA came into force in 2017 did not need to register, so many older resale flats have no RERA number. For those, check the occupancy certificate, title chain and society records instead.
