New projects & property in Sonipat

Sonipat lies in the National Capital Region about 45 km from New Delhi, with the Yamuna forming its eastern boundary and the state border with Uttar Pradesh. The city had 277,053 people at the 2011 census. Civic services are run by the Sonipat Municipal Corporation, whose roots go back to a municipal committee set up in 1933. Haryana Shehri Vikas Pradhikaran (HSVP), formerly HUDA, develops the government urban sectors and sells plots in them, while private colonies and group housing are licensed by the state's Town and Country Planning Department (DTCP).

Housing falls into a few zones. The HSVP sectors around the old city offer plots and independent floors in settled neighbourhoods. Kundli, on NH-44 at the Delhi border, is a separate municipal town of about 100,000 people and home to IMT Kundli, the Rajiv Gandhi Education City and many newer projects. On the southern side of the city, the belt around O.P. Jindal Global University on the Sonipat to Narela road has become an area of licensed townships and plotted colonies, including Deen Dayal Jan Awas Yojana schemes with smaller plots.

Industry grew here from the 1950s, starting with Atlas Cycle. HSIIDC now runs six industrial estates in the region, including Kundli and Murthal, and the Rail Coach Naveenikaran Karkhana was commissioned in October 2021. Education is a second pillar: Ashoka University, O.P. Jindal Global University (founded in 2009), IIIT Sonepat and NIFTEM at Kundli are all in the district. Many residents still commute to Delhi.

The main artery is GT Karnal Road (NH-44), which runs from Delhi through Kundli and past Sonipat towards Panipat. The Western Peripheral (KMP) Expressway, fully open since November 2018, and the Eastern Peripheral Expressway both meet NH-44 at Kundli. Sonipat Junction is on the Delhi to Kalka line. In December 2024 the Union Cabinet approved the Rithala to Narela to Nathupur (Kundli) metro corridor, 26.463 km with 21 elevated stations. The Delhi to Sonipat to Panipat RRTS corridor was approved by the Haryana government in December 2020, but construction has not been confirmed.

Projects in Sonipat are registered with HRERA Panchkula, so check the registration number, licence and completion date there before booking. Haryana charges stamp duty of 7 per cent for men, 5 per cent for women and 6 per cent for joint ownership within municipal limits, and lower rates in rural areas. Registration fees and rates can change, so confirm them with the sub-registrar.
