Sanctuary 105 is a high-rise housing community by ATS HomeKraft in Sector 105, Gurugram, a short drive from the Dwarka Expressway near the Daulatabad flyover. The full development, including future phases, sits on about 13.07 acres and is planned as 11 towers with only two apartments on each floor, so every home shares its landing with just one neighbour. Homes come in two sizes: 3.5 BHK units of roughly 1,850 sq ft and 4 BHK units of roughly 2,800 sq ft, both stated as saleable area. The developer quotes starting prices of about Rs 2.5 crore for the 3.5 BHK and Rs 3.5 crore for the 4 BHK. Shared facilities are grouped around a four-level clubhouse and include a pool, spa, skating rink, cricket pitch and tennis, basketball and pickleball courts. The project is being registered in stages with HRERA, with separate registrations for the first phase, a second phase and a later block called The Grove.
It is registered with the Haryana Real Estate Regulatory Authority (HRERA Gurugram) under RERA-GRG-1634-2024, RERA-GRG-1778-2024, RERA-GRG-2143-2025, with registration valid until December 2031.

In Gurugram its two main projects are near the Dwarka Expressway: Sanctuary 105 in Sector 105, a phased high-rise community with two apartments per floor, and Grandstand in Sector 99A.
