New LaunchVivarea's fifth tower is the last one planned for the estate, and it is this final phase that is now on sale. K Raheja Corp's development in Mahalaxmi is registered with MahaRERA under P51900034289, with possession scheduled for December 2026.
The homes are large. A 3 BHK of 2,056 sq ft carpet area starts at ₹12.91 crore, and 4 BHK residences of 2,892 sq ft are priced at about ₹18.17 crore. A bigger 4 BHK of 4,000 sq ft is also listed. Upper floors look over the Mahalaxmi Racecourse towards the Arabian Sea, and deep balconies are part of most plans.
Density is kept low, with a lot of the land left open. The landscaping takes its cue from Mondrian, built around a central circle and straight lines, and is planted so that three different colours show through the year. The clubhouse covers about 24,000 sq ft and includes a mini-theatre, a billiards room, a salon and spa, a jacuzzi, a barbecue deck and a futsal court, alongside a pool, a gym and indoor games.
Mahalaxmi station and the Racecourse are close by, and the office districts of Lower Parel and Worli are a short drive, as is the coastal road. Handover is due in about three months, so check the status of the fifth tower on the MahaRERA portal and confirm prices, which may have moved since this listing.

The housing arm, K Raheja Corp Homes, builds in the premium and luxury bands. The company says it has delivered around 10 million sq ft of homes across more than 30 projects for over 8,500 families. Raheja Vivarea in Mahalaxmi, near the racecourse and Mahalaxmi station, is one of its widely known Mumbai residential projects, alongside Raheja Artesia in Worli. In Pune it has built Raheja Viva and Raheja Reserve, and Raheja Vistas has phases in both Pune and Hyderabad. The parent group is privately held, so buyers should look at the RERA record of the specific project company rather than the listed group entities.
