Two towers of 55 storeys each on 3.61 acres: that is the basic arithmetic of Lansum Elena, and it tells you a lot. With 540 apartments on a comparatively compact plot, this is a vertical, high-density address, quite different in feel from the lower-rise gated communities further out of the city.
Every home here is a 4 BHK. Sizes run from 3,260 sq ft to 3,755 sq ft, and the listed starting price is ₹3.40 crore. At that level buyers are paying for size and height rather than a large private landscape, so it is worth studying the site plan to see how much ground-level green space the two towers leave.
The clubhouse is large, at 50,000 sq ft, and the facility list covers a pool, gym, spa and sauna, a running track, tennis, squash and badminton courts, a library, a party hall and an amphitheatre. The developer also mentions areas set aside for senior citizens, a practical touch for multi-generation families.
Work has been under way since the December 2023 launch, and possession is targeted for December 2028 (Telangana RERA P02400007478). Kokapet's appeal is well known by now. The Financial District is next door, Gachibowli and HITEC City are within easy reach, and the Outer Ring Road connects to Rajiv Gandhi International Airport at Shamshabad. The flip side is traffic. Roads between Kokapet and the Financial District carry heavy office-hour volumes, and a cluster of new towers will add to them before road upgrades catch up. For a buyer who wants a big four-bedroom home close to work, though, the location makes a strong case.
