In Raidurgam, the government's residential land value went from ₹26,700 to ₹48,300 per sq yd overnight. That jump came with the Telangana market value revision that took effect on 5 June 2026, when the Registration and Stamps Department raised the official values of agricultural land, non-agricultural land and apartments across the state.

Reports put the increase at up to 100% for commercial areas and high-demand colonies in Greater Hyderabad, and at 30 to 50% elsewhere in Telangana. Raidurgam's commercial land value was reported to have gone from ₹44,900 to ₹78,600 per sq yd.

What the Telangana market value revision changes

Revenue Minister Ponguleti Srinivas Reddy said stamp duty and registration charges were not being changed. That's true of the percentages. But those percentages are applied to the higher of the declared sale price and the government market value, so where the market value has risen above your price, you pay more. The state was reported to expect about ₹2,000 crore in additional registration revenue this financial year.

The revision was presented as closing the gap between official valuations and open-market prices. Areas named in reports include Kokapet, Narsingi, Manchirevula, Puppalaguda, Bandlaguda Jagir and Khajaguda, all in the western growth corridor.

Buyers most exposed

If you're buying a new flat at a price well above the old government value, the revision may not change your bill. The people hit hardest are:

  • Plot buyers in the western suburbs, where the government land value has caught up with or passed negotiated prices.
  • Resale buyers in older buildings whose agreed prices sit close to the official value.
  • Buyers who had booked a registration slot before 5 June. Reports said some were asked to pay on the revised values when they registered on or after that date. The slot date didn't protect the old value.

What people get wrong: assuming the value in their sale agreement fixes the duty. It doesn't. The value on the registration date does.

What to do before you register

  • Look up the revised market value for your survey number or apartment on the Registration and Stamps Department website, registration.telangana.gov.in.
  • Ask the developer for a revised cost sheet if theirs was prepared before June. Registration is often the last cost buyers check.
  • Run the numbers on the Telangana stamp duty calculator, and check the total fits your budget on the affordability calculator.

What is still uncertain

Complete locality-wise tables for apartments were not widely reported, so don't rely on figures passed around on messaging groups. It is also too early to say whether higher official values will feed into asking prices. Reports of prices "rising sharply" describe the government valuation, not registered sales.
