Ready to Move
Palava, Lodha's township between Dombivli and Shil Phata, has been growing phase by phase for over a decade, and Lodha Serenity is one of its lakeside clusters. The towers sit just off Central Avenue, facing a lakeside park of about six acres, and the project's selling point has always been that open view rather than a long amenity list.
Serenity is a 3 BHK project. The listing shows homes of around 1,196 sq ft priced from ₹1.2 crore. Whether that size is carpet or a larger saleable figure is not clear from the listing, so ask for the carpet area in writing when you visit. Private sundecks with full-height glazing and a four-tier security system are part of the specification.
Possession was due in October 2024 under MahaRERA P51700020253. IndiProp now lists the project as ready to move, with the development complete or in handover. The ₹1.2 crore figure dates from the original listing, and Palava prices have moved since, so confirm the current rate with the developer or look at recent resale deals in the same cluster.
Living in Palava means depending on the township for daily needs. Schools, shops, sports facilities and clinics are inside the development, and within walking distance for most clusters. The flip side is the commute. Dombivli station on the Central line is the usual rail link, and the Kalyan-Shil Road carries the road traffic to Thane and Navi Mumbai, which can be slow at peak hours. On site, residents get a clubhouse, swimming pool, gym, tennis and squash courts, a jogging track, a library and a spa.
LodhaEstablished 1980 · RERA registeredAll projects →Lodha is a Mumbai developer founded in 1980 by Mangal Prabhat Lodha and now run by his son Abhishek Lodha. The listed company, known for some years as Macrotech Developers, has traded on the NSE and BSE since April 2021 and was renamed Lodha Developers Ltd in June 2025. Most of its volume is in the Mumbai region, where it built the Palava township near Dombivli. Pune is its other main housing market.
In Pune the company works across several price bands. Belmondo at Gahunje, near the Mumbai-Pune Expressway, is laid out beside the Pavana river and a golf course. Bella Vita, off NIBM Road, sits on 13 acres and is a joint project with Goel Ganga Developments. Giardino is in Kharadi. Other Pune launches include Sylvan, Panache and Magnus in Hinjewadi, Palais in Kothrud, Camelot in Kharadi and Massimo in Baner. Unit sizes run from compact 2 BHK flats to 4 and 5 BHK homes, so depending on the project the brand spans mid-premium to luxury pricing. The company usually launches large projects in phases, each tower group with its own MahaRERA number.
