These are compact plans, as is typical at this budget, but the step up from the smaller to the larger 2 BHK buys a useful extra 67 sq ft for about ₹8.5 lakh. Some homes have been described as looking out over the river, so if a view matters, check which tower and floor you are being offered.
Kalyan is one of the largest junctions on the Central line, where the Kasara and Karjat branches split, so trains to Thane and Mumbai are frequent, though crowded at peak hours. The Kalyan-Bhiwandi road and the Kalyan-Shil Road connect it to the wider region, and Metro Line 5 from Thane through Bhiwandi to Kalyan is under construction. The open spaces inside the complex are planned for children and older residents alike, and the flats are planned to keep upkeep low.

Buyers comparing Happinest Tathawade with nearby projects should check the phase-wise possession dates, since the company planned handovers from 2025 onwards across several phases.
