About L&T Crestoria Estate
L&T Realty, better known in Mumbai for its towers in Powai and Parel, has moved out to the Panvel belt with Crestoria Estate. The site is off the Old Mumbai-Pune Highway near Poyanje in Raigad district, where the developer has its sales office. This part of the region is expected to gain from the Navi Mumbai International Airport and the Atal Setu, and L&T also points to the planned Virar-Alibaug corridor and the Mumbai-Pune Expressway.
The project offers 2, 3 and 4 BHK homes. The first phase is registered with MahaRERA as five towers, T1 to T5 (PR1270002502927, PR1270002502892, PR1270002502891, PR1270002502890 and PR1270002502889). L&T's project page does not publish carpet areas, prices or a completion date, so treat figures quoted elsewhere with caution and ask for the RERA carpet area and cost sheet in writing.
The architecture follows a Spanish theme, with arches and courtyards. The landscape is planned in two parts, a formal Grand Promenade and a looser wooded area called the Wildwood Sanctuary. Renderings show a central fountain and pavilion, a large pool, a clubhouse named Club Crestoria, a café and a banquet hall, and L&T says the wider estate will include shops and restaurants.
Two points from the developer's own disclaimer deserve attention before a site visit. The larger layout includes high-tension power lines, an HPCL gas pipeline and a data centre, and access to the project runs through the larger land parcel next to existing industrial land. Buyers who want an established neighbourhood today may find the area early, while those buying for the airport-led growth of the next decade will see it differently.
