Bengaluru's Sattva Group has taken a plot in Neopolis for Sattva Lake Ridge, and the project spans an unusually wide range of home sizes. The smallest is marketed as a 3.5 BHK of 2,744 sq ft, listed at ₹3.52 crore. A 3,054 sq ft version costs ₹3.95 crore, the 4 BHK measures 4,115 sq ft at ₹5.37 crore, and at the top are two 5 BHK plans of 5,266 sq ft and 5,472 sq ft at ₹7.35 crore and ₹7.63 crore.
Five-bedroom apartments are still uncommon in Hyderabad. They suit joint families, or buyers who want a home office and a guest room without moving to a villa. In the 3.5 BHK, the half room is normally a study, so check its dimensions on the plan before deciding it will work as a bedroom.
Amenities on the schedule include a clubhouse, a swimming pool, a gym, courts for tennis, squash, badminton and basketball, a jogging track, yoga areas, a spa with sauna and jacuzzi, a library and a party hall. The standard services (power backup, high-speed lifts, CCTV and fire-fighting systems) are listed too.
Possession is due in January 2028, and the Telangana RERA registration is P02400006230. That leaves a little over a year of construction, a shorter wait than several of the neighbouring Neopolis launches. The Financial District and the Outer Ring Road are close, and Gachibowli is a short drive. One point specific to Neopolis: the layout is being built out plot by plot, so large towers around this one will still be going up after residents arrive, with the noise and dust that brings.
