Launch prices in Gurgaon now start above ₹3 crore in most corridors. A sector-by-sector look at Dwarka Expressway, Golf Course Extension Road, SPR and New Gurgaon, with HRERA checks.

New Projects in Gurgaon 2026: Corridors, Prices, HRERA

Look at the possession dates before the prices. Among new projects in Gurgaon listed on IndiProp this September, Birla Arika in Sector 31 is due in July 2033 and Riviera at AIPL Lake City in Sector 103 in June 2033. Several more are due in 2031 or 2032. A booking made today can mean seven years of payments before you get the keys, which changes how you should compare everything else.

This guide works through the four corridors where most launches are: Dwarka Expressway, Golf Course Extension Road, the Southern Peripheral Road and the New Gurgaon sectors, then the HRERA checks that apply to all of them.

New projects in Gurgaon: prices by sector

Only seven of the Gurgaon projects on IndiProp are ready to move. Most listings show a starting price rather than a full price sheet, so for many sectors we can give the lowest listed start but not a reliable per-sq-ft figure.

Per-sq-ft rates are indicative, worked out from listed prices and unit sizes where both are available, and may be on a different area basis from the one a developer quotes. They are asking prices, not registered sale values or collector rates. The city-wide median across listings with enough data is about ₹31,800 per sq ft.

The pattern is clear enough even with gaps. Outside a few sectors on the Dwarka Expressway and in New Gurgaon, fresh launches from the large developers start above ₹3 Cr.

Dwarka Expressway: from launch pad to finished road

The Dwarka Expressway, officially part of the Northern Peripheral Road, runs 27.6 km from Shiv Murti in Delhi to Kherki Daula on NH-48. The Haryana stretch opened in March 2024 and the Delhi section followed in 2025, so the road that sold these sectors for a decade is now finished. What's still catching up is the social infrastructure: schools, hospitals and markets are thinner here than in older Gurgaon.

Current projects on IndiProp include:

Transport is improving but not there yet. The Gurugram Metro, a 28.5 km line with 27 stations from Millennium City Centre to Cyber City through the new sectors, with a spur towards Dwarka Expressway, is under construction by Gurugram Metro Rail Limited. Treat it as a future benefit, not something to pay for today.

Golf Course Extension Road: the premium belt

Golf Course Extension Road links Sohna Road with Golf Course Road and serves Sectors 58 to 67. It's where Gurgaon's most expensive new launches outside the old DLF phases are concentrated. Sector 63A alone has ten projects on IndiProp, and the lowest listed start there is ₹5.77 Cr.

Birla Navya in Sector 63A starts at ₹5.77 Cr, due April 2030. Adani Samsara Ivana in Sector 63 is listed at ₹6.09 Cr, due June 2029. BPTP Downtown 66 starts at ₹5.45 Cr but isn't due until October 2032. DLF Central 67, from ₹8 Cr, is due sooner, in December 2027.

The appeal is proximity: Golf Course Road, the Rapid Metro and the offices around Sector 54 and Cyber City are a short drive away. The catch is that prices here already assume that. There's little left to "unlock" in a corridor this established.

Gwal Pahari, on the Gurgaon to Faridabad road, is the outlier in the table. Adani Lushlands there starts at ₹14.04 Cr and Adani Veris is listed at ₹20.65 Cr, prices that belong to a different market from the rest of this guide.

Southern Peripheral Road

The SPR is a 16 km road between the Gurgaon to Faridabad road near Ghata and NH-48 at Kherki Daula, meeting the Dwarka Expressway at its western end. Sectors 69 to 77 along it have become a large launch zone, one step cheaper than Golf Course Extension Road.

Birla Pravaah in Sector 71 is listed from ₹3.26 Cr, due March 2032. DLF Privana South in Sector 77 is due in June 2031, and Suncity's Monarch Residences in Sector 78 in March 2031. Check the approach road from the SPR to the specific tower; some sector roads are still being built.

New Gurgaon sectors

New Gurgaon covers the numbered sectors west of NH-48, roughly 76 to 115, though buyers usually mean the belt from Sector 79 to Sector 95 between NH-48 and the KMP Expressway, towards Manesar. It's the one part of the city where the listed floor is still under ₹1 Cr in places: Sector 85's lowest start on IndiProp is ₹82.8 L.

Launches here come from both national and Gurgaon developers. M3M Soulitude in Sector 89 is due July 2030, Signature Global Twin Tower DXP in Sector 84 in May 2030, Ganga Realty Anantam 85 in October 2028 and Conscient Elaira Residences in Sector 80 in June 2032. IndiProp doesn't show full prices for all of these, so ask each developer for a written price sheet with the carpet area.

What people get wrong: buyers compare a ₹3 Cr launch in Sector 89 with a ₹3 Cr resale flat in an older sector as if they were the same product. One is a flat you can live in next month. The other is a construction contract with a possession date years away, a GST bill and the risk of delay. Price the wait.

HRERA checks before you book

Gurgaon projects are registered with the Haryana Real Estate Regulatory Authority's Gurugram bench (haryanarera.gov.in). Registration numbers look like RERA-GRG-1406-2023.

  1. Match the registration to your tower. Large projects are often registered in phases. Hero Homes The Palatial and M3M Soulitude each carry three registrations on IndiProp. Make sure the tower on your allotment letter is covered by the number you checked.
  2. Read the completion date filed with HRERA, not the one in the brochure, and look at the quarterly progress reports.
  3. Check the DTCP licence. Group housing in Gurgaon needs a licence from Haryana's Department of Town and Country Planning. The licence number should appear on the RERA page and your agreement.
  4. Ask for the agreement for sale in HRERA's prescribed format before you pay more than the booking amount.

Costs on top of the listed price

  • Stamp duty in Gurugram's urban areas is 7 per cent for men, 5 per cent for women and 6 per cent for joint male and female ownership, on the sale value or the collector rate, whichever is higher.
  • The registration fee is capped at ₹50,000.
  • GST of 5 per cent applies to under-construction flats. Add car parking, club membership, IFMS and power backup charges.

Frequently asked questions

Which is better for new projects in Gurgaon, Dwarka Expressway or Golf Course Extension Road?

Golf Course Extension Road is more established and closer to Golf Course Road and Cyber City, and launch prices there usually start above ₹4.5 Cr. Dwarka Expressway sectors are newer and start lower, around ₹1.6 Cr to ₹4 Cr on IndiProp, with the road finished but schools, hospitals and the metro still catching up.

How do I check a Gurgaon project on HRERA?

Search the registration number, in the form RERA-GRG-xxxx-yyyy, on haryanarera.gov.in under the Gurugram bench. Check that your tower is covered, since large projects are registered in phases, and read the completion date and quarterly progress reports.
