About Birla Navya
Birla Navya is a low-rise builder-floor community by Birla Estates, the Aditya Birla Group's real estate business, in Sector 63A on the Golf Course Extension Road in Gurugram. The development covers more than 47 acres and is organised into neighbourhoods named Amoda, Drisha, Anaika and Avik, each built on individual plots in a basement, stilt, four floors and terrace format. Homes are 3 BHK and 4 BHK floors with a utility room, and some are duplex units with private basement access. Birla Estates quotes prices from about Rs 5.77 crore as agreement value, with taxes extra. The community lists more than 30 facilities, among them a screening hall, sports courts, fitness stations, a yoga studio, a pet park and a forest trail. This batch includes the Anaika neighbourhood and both phases of Avik. At the developer's December 2023 update, Anaika had its stilt level complete with superstructure work in progress, while Avik was at foundation and stilt stage.
It is registered with the Haryana Real Estate Regulatory Authority (HRERA Gurugram) under RERA-GRG-1012-2022, RERA-GRG-1233-2022, RERA-GRG-1829-2024, with registration valid until April 2030.
