About Riviera At AIPL Lake City
Riviera is a residential project by Advance India Projects Limited (AIPL) within its Lake City development in Sector 103, Gurugram. It is reached by a tree-lined road about five minutes from the Dwarka Expressway, in the revenue estate of Daulatabad village. The project is planned on about 5.14 acres with two residential towers set around a private lake, and AIPL describes it as a low-density community. Homes are 3 BHK apartments oriented towards the lake with wrap-around decks, and larger 4 BHK apartments with extra space for work or leisure. The landscape plan includes a signature pool, a Miyawaki forest, a mindfulness garden, an event lawn, an outdoor gym, a pet garden and sports areas. The project holds IGBC Platinum pre-certification and is registered with HRERA under No. 122 of 2025. AIPL had not published unit sizes, floor counts, prices or a handover date on its project page when reviewed.
It is registered with the Haryana Real Estate Regulatory Authority (HRERA Gurugram) under RERA-GRG-2085-2025, with registration valid until June 2033.

Connectivity from Sector 103
- Dwarka Expressway (NH-248BB)Eight-lane expressway; the 19 km Haryana section opened on 11 March 2024 and the Delhi section on 17 August 2025. It runs north to Delhi and south to NH-48 at Kherki Daula.
- Gurugram Metro Line 2 – Sector 101 terminusUnder construction. Phase 1 (Millennium City Centre–Sector 101, 13 stations) began civil work in November 2025; Wikipedia gives 2028 as the expected opening.
- Gurugram railway station (Railway Road)On the Delhi–Jaipur line. Access from the expressway side is via the congested Daultabad ROB; GMDA ordered a feasibility study for a direct road link in June 2026.
