Sector 104 lies along the Dwarka Expressway in Gurugram, and Hero Realty has already built one large housing society in the sector. The Palatial is its second, a separate development of 3.5 and 4.5 BHK apartments in towers that the developer says rise to G+43 floors.
HRERA Gurugram lists the project under three registrations. Phase 1 (Tower E, RC/REP/HARERA/GGM/907/639/2025/10) has 170 apartments, Phase 2 (Tower D, RC/REP/HARERA/GGM/908/640/2025/11) has 174, and Phase 4 (Towers A and B with the clubhouse and a commercial block, RC/REP/HARERA/GGM/906/638/2025/09) has 254 homes plus a set of shops. That makes 598 homes on about 7.1 acres of an 11.09-acre licensed site. All three phases declare completion by December 2029, and the registrations run to June 2030.
The carpet areas filed with HRERA are 1,446 sq ft for the most common unit in Towers D and E and 1,808 sq ft for the main unit in Towers A and B. A handful of larger apartments exist too, including two of about 6,650 sq ft. The sizes Hero Homes advertises, 2,832 to 3,456 sq ft, are super areas. The official listing data puts prices between ₹4.55 crore and ₹6.08 crore, so ask for the current price sheet and the carpet area of the exact unit before comparing with other Dwarka Expressway launches.
The developer describes a clubhouse of more than 57,000 sq ft, indoor and outdoor pools, a Miyawaki forest trail, a business centre and car-free green areas. Buyers can pick from 13 interior design options, and the homes are planned with a Panasonic fresh-air (ERV) system.
The project page places DPS Sector 104 under a kilometre away, IGI Airport at about 12 km and DLF Cyber City at about 15 km. A metro station is proposed nearby but has not been built. Handover is more than three years away, so plan for a long construction period.

- Dwarka Expressway (NH-248BB)Eight-lane expressway; the 19 km Haryana section opened on 11 March 2024 and the Delhi section on 17 August 2025. It runs north to Delhi and south to NH-48 at Kherki Daula.
- Gurugram Metro Line 2 – Sector 101 terminusUnder construction. Phase 1 (Millennium City Centre–Sector 101, 13 stations) began civil work in November 2025; Wikipedia gives 2028 as the expected opening.
