New Projects in Kolkata 2026: Prices, Localities and What to Check
Kolkata's new launches from ₹50 L to ₹3.5 Cr across Rajarhat, New Town, Joka, Tollygunge, Alipore and Anandapur, with WBRERA checks before you book.
Kolkata's property market works differently from Delhi NCR's. Prices are more moderate, buyers tend to be end-users rather than investors, and new supply is spread across a few clear growth corridors. This guide covers the new residential projects in Kolkata listed on IndiProp: what they cost, where they are and how to check them before you book.

Two distinct markets
The numbers split Kolkata's new supply into two clear groups:
- ₹50 L – ₹1 Cr: the growth corridors. Eight of the eleven projects start in this band, in Rajarhat, New Town, Joka and Tollygunge. These are mostly larger townships with amenities, aimed at first-time buyers and young families.
- ₹2.3 Cr and above: established south Kolkata. New Alipore and Anandapur launches such as Godrej Blue, Emami Aamod and Merlin Niyasa sell larger 3 and 4 BHK homes at indicative rates of roughly ₹15,000–19,000 per sq ft, reflecting their central, established addresses.
There is almost no new-launch supply between ₹1 Cr and ₹2 Cr in our current Kolkata listings. Buyers in that range often choose a larger flat in the growth corridors or a resale home in the south.
Why buyers are active in 2026
- Metro expansion. Kolkata's metro network is growing in phases. The southern corridor from Joka is operational in stages, and the New Garia–Airport line along the EM Bypass keeps extending. Areas close to these lines, such as Joka, the EM Bypass belt and New Town, have benefited most.
- IT and services jobs. Salt Lake Sector V and New Town's IT hubs keep housing demand steady in Rajarhat and New Town.
- A preference for well-known developers. Many buyers now choose established names and township-scale projects over small standalone buildings.
How to check a Kolkata project
- WBRERA registration: projects in West Bengal register with the West Bengal Real Estate Regulatory Authority. A project number looks like WBRERA/P/…. Numbers with /A/ belong to agents, not projects. Search the number on the WBRERA website and match the promoter name, address and completion date.
- Completion date vs. brochure date: most Kolkata listings here are new launches with possession between 2026 and 2032. Rely on the RERA-committed date, not the marketing one.
- Carpet area: compare prices on RERA carpet area, and ask separately about parking, maintenance deposit and club charges.
- Stamp duty and registration: check current West Bengal rates for your property value and area before you finalise your budget.
