If you're looking at new homes in Noida, you will keep hearing about Sector 150. It sits along the Noida–Greater Noida Expressway and is known for its low building density and large green areas. It also has the biggest concentration of new projects in Noida: 20 residential projects are listed on IndiProp in this one sector. Who is building in Sector 150

A few large developers dominate the sector. On IndiProp, ATS has six projects here and Godrej Properties has four. ACE, Mahagun and Samridhi have two each. Tata Housing, Eldeco, Prateek and Antara Senior Living (a Max India company) have one each. That spread matters: you can compare similar homes from several established names in the same sector.

Why buyers shortlist Sector 150

  • Open, low-density planning: a large share of the sector is set aside for green and recreational use, so towers are spread out more than in most of Noida.
  • Expressway access: Sector 150 sits on the Noida–Greater Noida Expressway. It has quick road links to Noida's business sectors and the Yamuna Expressway, which leads to the new Noida International Airport at Jewar. The airport began commercial flights in June 2026.
  • Newer building stock: most projects were launched in the last decade, with modern specifications and amenities.

What to watch out for

  • Everyday conveniences are still developing. Schools, hospitals and retail are fewer than in central Noida. Check what is operational today within 3–5 km, not what's planned.
  • Public transport depends on the metro. The nearest Aqua Line stations are along the Expressway, so check the real distance from the tower you're considering.
  • Delivery timelines vary widely. Some towers in the sector were delayed in the past. Compare the RERA completion date with the current progress photos in the project's quarterly updates on UP RERA.

The Sports City update, and why it matters here

Some large Sector 150 land parcels were allotted under the Noida Authority's Sports City scheme. Developers were meant to build sports facilities alongside housing. Because many of those facilities were not delivered, the Authority froze registries and approvals on Sports City land from 2021. At its 222nd board meeting in April 2026, the Authority was reported to have lifted these restrictions. The conditions include clearing part of the outstanding dues and completing the sports infrastructure within a fixed period.

What to do as a buyer: not every Sector 150 project is on Sports City land. Ask the developer directly, in writing, whether the tower you're buying in is part of a Sports City allotment. If it is, ask whether the dues condition has been met and whether registry and occupancy certificates are being issued for it.

Sector 150 buying checklist

  • Verify the UP RERA project number (UPRERAPRJ…) and check that the tower you're buying is covered by it.
  • Confirm the land's Noida Authority dues status, and whether it falls under Sports City.
  • Compare carpet area across shortlisted projects. Headline super-area prices hide very different loading.
  • For under-construction homes, budget for 5% GST on top of the base price, plus parking and club charges.
  • Run your numbers in the EMI calculator before site visits.
