Noida Property Market 2026: Prices, New Projects and Where to Buy
What you can buy in Noida in 2026 and at what price. Budgets, the top sectors, the airport, the Sports City registry relief and the Aqua Line extension, based on 67 projects listed on IndiProp.
Noida has changed a lot in 2026. The Noida International Airport at Jewar is now running commercial flights, the Noida Authority has moved to unlock long-stuck housing projects, and the Aqua Line metro extension is moving through approvals. For a home buyer, the question is simple: what can I actually buy in Noida today, and at what price?
This guide answers that using the 48 residential and 15 commercial projects currently listed on IndiProp in Noida. It covers the Noida Authority area only; Greater Noida and Greater Noida West are a separate city with a separate authority, and we cover them in their own guides.

What your budget buys in Noida
Noida is not a budget market any more. Most new projects start above ₹1 crore:
- Under ₹1 Cr — only a handful of options. Most are ready-to-move homes in older launches, such as Logix Blossom Zest (Sector 143) and Ajnara Ambrosia (Sector 118).
- ₹1 – 2 Cr — the biggest bracket, with 21 projects. Much of it is along the Noida–Greater Noida Expressway, especially Sector 150.
- ₹2 – 5 Cr — larger 3 and 4 BHK homes from established developers, for example IVY County (Sector 75) and Ambience Tiverton (Sector 50).
- Above ₹5 Cr — a fast-growing luxury segment in Sectors 94, 97, 98, 107, 124 and 128. Examples include M3M The Cullinan, Max Estate 128, Kalpataru Vista and ATS Knightsbridge.

Where the projects are
Sector 150 alone has 20 residential projects on IndiProp, far more than any other Noida sector. The next clusters are Sectors 140A and 143 (four projects each) and Sector 128 (three). The Expressway belt (Sectors 128–152) is where most large new supply is. Central Noida (Sectors 43, 44, 50, 75) has fewer, more premium launches on smaller land parcels.

Three developments shaping Noida in 2026
1. The Noida International Airport is open
Phase 1 of the airport at Jewar was inaugurated on 28 March 2026, and commercial flights began in mid-June 2026. The airport is in the Yamuna Expressway area, not in Noida itself. The biggest benefit goes to the Noida–Greater Noida Expressway belt, which now has an expressway link to a second NCR airport, especially Sectors 143–152. Treat any "airport premium" in a price quote with care. Good connectivity is already built into most Expressway prices.
2. Relief for stalled projects and Sports City buyers
Since early 2026, the Noida Authority has pushed a framework to revive stalled group-housing projects: developers' dues are recalculated so that registries can go ahead. At its 222nd board meeting in April 2026, the Authority was reported to have lifted the long-running freeze on the Sports City projects, subject to conditions on developer dues and on completing the promised sports facilities. For buyers this mainly means more ready homes coming onto the resale market over time. Before you pay anything on a resale flat, confirm that registry is actually possible for that specific tower.
3. Metro: the Aqua Line extension
The Uttar Pradesh government has approved extending the Aqua Line from Sector 51 towards Greater Noida West. It is planned to connect with the Delhi Metro Blue Line at Sector 61. The extension still needs central approval before construction can start. NMRC has indicated a build time of about two years after that. Plan around lines that are already running, and treat the extension as upside.
Ready to move or under construction?
Of Noida's projects on IndiProp, 13 are listed as ready to move and 29 as new launches; the rest are under construction. Ready homes carry no GST once a completion certificate is issued, and you can check the actual flat. New launches offer staggered payment plans and the widest choice of units, but you take on delivery risk. Whatever you choose, check the RERA-registered completion date and the developer's past delivery record.
Before you book: a quick checklist
- Search the project's UP RERA number (it starts with UPRERAPRJ) on the UP RERA website. Check the promoter, the approved plan and the quarterly progress.
- Ask whether the land is free of dues to the Noida Authority. Unpaid land dues are the most common reason registries get held up in Noida.
- Compare the price on carpet area, not super area. Loading can range from 25% to 40%.
- Budget for stamp duty and registration (broadly 7% + 1% in UP), plus parking, club and maintenance deposits.
