Buying a new flat in Kolkata usually comes down to one choice: north-east (Rajarhat–New Town), south-west (Joka and Tollygunge), or established south Kolkata (Alipore, Anandapur and the EM Bypass belt). Each suits a different buyer. This guide compares them using the projects currently listed on IndiProp.

Rajarhat and New Town: the job-driven choice

Rajarhat and the planned city of New Town grew around Kolkata's IT and services hubs. The main advantages are newer infrastructure, wide roads and a short commute to Sector V and New Town offices. The airport is also relatively close.

Consider: some pockets are still developing, so check the social infrastructure around the specific site, not the corridor as a whole.

Joka and Tollygunge: value in the south-west

Joka offers the lowest entry rates among our Kolkata listings. It is a growing township belt on Diamond Harbour Road, and the metro corridor starts here. The metro is the key factor: as the line extends towards the city centre in stages, travel times from Joka keep improving.

  • DTC Sojon — from ₹51 L; 2, 3 and 4 BHK.
  • Godrej Seven — from ₹53 L; 2 and 3 BHK.
  • Merlin Avana (Tollygunge) — from ₹68 L; 2, 3 and 4 BHK, with a more established south Kolkata address.

Consider: road commutes towards central Kolkata can be slow at peak hours. Test the drive, or the metro-plus-last-mile trip, at the times you'd actually travel.

Alipore and Anandapur: established and premium

If you want a central address with mature neighbourhoods, schools and hospitals already in place, the premium south is the choice. It also costs the most per square foot.

  • Godrej Blue (New Alipore) — from ₹2.3 Cr; 3 and 4 BHK.
  • Emami Aamod (New Alipore) — from ₹2.43 Cr; 3 and 4 BHK.
  • Merlin Niyasa (Anandapur) — from ₹3.5 Cr; 3 and 4 BHK.

Consider: these are new launches with possession several years away (as listed, 2029–2032). Weigh the wait against a ready resale flat in the same area.

Quick decision guide

  • Budget under ₹60 L, fine with a growing area: Joka or Rajarhat.
  • Working in Sector V or New Town: Rajarhat or New Town. The commute saving is worth the slightly higher rate.
  • Want a south Kolkata address under ₹1 Cr: Tollygunge.
  • Buying a long-term family home at ₹2 Cr+: Alipore or Anandapur.
