Budvel, also spelt Budwel, is in Rajendranagar mandal on the south-western side of Hyderabad, close to Rajendranagar, Kismatpur and the Himayat Sagar reservoir. For years it was a quiet stretch of farms and small settlements near the agricultural university campuses. That has changed since the state picked the belt from Budvel to Kismatpur for a planned IT cluster of about 350 acres, and HMDA opened land here to developers. After the February 2026 split of Hyderabad's civic body, the Rajendranagar zone stays with the Greater Hyderabad Municipal Corporation.
Life here is still early-stage. Wide new roads and project sites sit beside villages, and most shopping, schools and hospitals are in Attapur, Rajendranagar and Mehdipatnam. The Outer Ring Road passes close by, which makes the Financial District, Gachibowli and the airport at Shamshabad reachable without crossing the old city. The PVNR Expressway, reached at Aramghar, is the elevated route towards Mehdipatnam. There is no metro in this part of the city. The reservoirs and the university campuses nearby keep the surroundings greener than most growth areas, though that also means some land is restricted for building.
Buyers are mostly families and investors betting on the IT cluster, as well as people who work in the Financial District and want lower prices than Narsingi or Kokapet. IndiProp lists one project here: Prestige Spring Heights, with possession due in June 2029 and prices from about ₹1.25 crore. That is almost three years away, and the pace of office development around Budvel will shape how the area feels on handover, so buyers should follow both.
Budvel is in the Rajendranagar area, which stayed with the Greater Hyderabad Municipal Corporation when the GHMC was split in February 2026.
