Noida vs Greater Noida West in 2026: where the money goes further

Noida's median asking rate is about ₹16,000 per sq ft; Greater Noida West's is about ₹9,000. What ₹1 crore buys on each side of the Hindon, the metro each has or lacks, and where the Sports City registry stands.

Noida vs Greater Noida West in 2026: where the money goes further

Cross the Hindon on the Noida-Greater Noida Link Road and the asking price roughly halves. Among projects listed on IndiProp in September 2026, the indicative median rate across Noida's sectors is about ₹16,000 per sq ft; in Greater Noida West, the belt of high-rise societies around Gaur Chowk that older brochures still call Noida Extension, it is about ₹9,000. That gap is the whole Noida vs Greater Noida West question. What follows is what the money buys on each side, what the metro and the airport do to the calculation, and where the Sector 150 Sports City mess stands after a year of court orders.

Rates are indicative asking prices worked out from listed unit prices and sizes on IndiProp, not registered sale prices or circle rates. Lowest start prices include small commercial and studio units in some localities. Confirm current pricing with the developer.

Two things stand out. Noida's expressway sectors in the 140s and 150 cluster between ₹13,500 and ₹15,000 per sq ft, with Sector 150 the densest market at 23 listed projects. And Greater Noida West is not the cheapest address in the district; the Yamuna Expressway belt near the airport is, by a wide margin, though it has far fewer finished homes.

What ₹1 crore buys on each side

At the medians, ₹1 crore of basic sale price buys about 625 sq ft of super area in Noida and about 1,110 sq ft in Greater Noida West. In practice that is the difference between a compact 2 BHK and a full 3 BHK.

In Noida, the ₹1 crore buyer is shopping in Sectors 140A and 143. Sikka Kaamna Greens in Sector 140A is ready to move and listed from about ₹81 lakh; CRC The Flagship, also in 140A, from about ₹89 lakh with possession due in November 2027. In Sector 150 the entry point is Godrej Nurture at about ₹1.08 crore, and ATS Kingston Heath starts at about ₹1.64 crore. For a ready 2 BHK under ₹90 lakh in Noida proper, Ajnara Ambrosia in Sector 118 (₹60 lakh to ₹88 lakh) is one of the few listed options.

In Greater Noida West the same money buys a 3 BHK, often in a finished society. Apex Golf Avenue is ready, listed from about ₹96 lakh to ₹2.21 crore; Arihant Abode, ready, from ₹92 lakh to ₹1.27 crore; ACE Divino, near possession, from about ₹1 crore. New launches have moved up the ladder: Nirala Trio is listed at about ₹1.4 crore, Arihant One from ₹1.81 crore, and Eldeco La Vida Bella at ₹3.3 crore with possession due in 2029. The sub-₹75 lakh market still exists here, with Eros Sampoornam Phase 3 at about ₹71 lakh, but it is thinner than it was.

The metro: Noida has one, Greater Noida West is still waiting

The Aqua Line opened on 25 January 2019: 29.7 km and 21 stations from Noida Sector 51 to Depot Station in Greater Noida, running along the expressway past Sectors 137, 142, 143, 144, 145, 146, 147 and 148 before turning to Pari Chowk and the Knowledge Parks. Sector 150 and the 140s sit within a few kilometres of it. Its weakness is the interchange: Sector 51 on the Aqua Line and Sector 52 on Delhi Metro's Blue Line are separate stations joined by a walkway.

That is being fixed on the Noida side. On 14 February 2026 the Union Cabinet approved an 11.56 km extension from Botanical Garden to Sector 142 with eight stations, at a cost of ₹2,254 crore and a four-year build, giving the expressway sectors a direct interchange with the Magenta and Blue Lines.

Greater Noida West's line is further back. The corridor from Sector 51 to Knowledge Park V, 17.435 km with 11 stations at an estimated ₹2,991.60 crore, has a detailed project report approved by the Uttar Pradesh cabinet, and still needs the Union Cabinet's sanction and funding before construction. Until then, Greater Noida West commutes by road: Gaur Chowk and Char Murti to NH-9 and the Delhi-Meerut Expressway, or the Link Road into Noida's Sector 121 side. Budget for that daily in time, not in brochure kilometres.

The airport pulls the map south

Noida International Airport at Jewar began commercial flights in June 2026. It sits at the far end of the Yamuna Expressway, which starts at Pari Chowk, so Sector 150 and the 140s reach it along one road. Greater Noida West is on the opposite side of the district, north of the Hindon, and the airport does little for its daily life. For a buyer who flies often, or who is betting on the Yamuna Expressway belt filling in, the airport argues for the Noida side. For everyone else it is background.

Sector 150 and the Sports City position

Several of Sector 150's largest parcels, along with land in Sectors 78, 79, 151 and 152, were allotted under the Noida Authority's Sports City scheme, with sports infrastructure to be built alongside housing. When it wasn't, the Authority froze registries and occupancy certificates on that land from 2021, and thousands of families lived in flats they could not register.

The position in October 2026 is this. The Supreme Court, by orders of 24 November 2025 and 15 January 2026, directed the Authority to issue conditional occupancy certificates, and the Authority began allowing registries on 7 January 2026. At its 222nd board meeting on 7 April 2026 it lifted the restrictions on the four Sports City projects, subject to conditions that include paying 20% of outstanding dues up front and submitting a revised master plan. Buyers in Sector 150 should ask the builder, in writing, whether the tower is on Sports City land, whether the registry permission covers that tower, and whether a full or a conditional OC has been issued.

Authorities, dues and the stalled-project test

Noida is run by the Noida Authority; Greater Noida West falls under the Greater Noida Industrial Development Authority (GNIDA), not Noida's, whatever the hoarding says. Both authorities apply the state's December 2023 relief package for stalled projects, under which a builder who pays 25% of recomputed dues gets registries opened in proportion. The Noida Authority's board said on 5 September 2026 that 36 projects had paid ₹561.35 crore under it and that 23 had been served notices for the remaining 75%. The test is the same on both sides of the river: before a token, ask for the Authority's registry permission letter for the tower and the builder's dues position.

What buyers get wrong

They treat the per sq ft gap as the whole answer. The ₹7,000 per sq ft difference buys you a third bedroom in Greater Noida West, and it also buys a daily commute without a train, for at least as long as the Knowledge Park V corridor takes to be sanctioned, funded and built. Price the commute. A couple with two jobs in Noida's Sector 62 or Sector 125 and no car allowance will feel ₹7,000 per sq ft differently from a family with one working parent and a school in Greater Noida West.

The reverse mistake is paying Sector 150 prices for a tower without checking the land it stands on. A ₹15,000 per sq ft flat with a conditional OC and a pending registry permission is not the same asset as one across the road with a full OC, and the price sheet won't tell you which is which.

Who should pick which

  • Pick Noida if your budget stretches past ₹1.2 crore for a 3 BHK, you need the Aqua Line or the Blue Line today, or the airport matters. Sectors 140A and 143 are the value end; Sector 150 is the premium end, with the Sports City question to clear first.
  • Pick Greater Noida West if the budget is ₹70 lakh to ₹1.2 crore for a 3 BHK, you'll drive or you work locally, and you're content to wait on the metro. Prefer finished societies with occupancy certificates over new launches priced for a line that hasn't been sanctioned.

Does Greater Noida West have a metro station?

Is it safe to buy in Sector 150 after the Sports City issue?

Ask the builder in writing whether the tower is on Sports City land, whether registry permission covers it, and whether the OC is full or conditional.
