Singasandra is a residential pocket off Hosur Road, between Bommanahalli and Electronic City, and it has changed quickly since the metro's Yellow Line opened along the highway. TVS Emerald Jardin is being built here by TVS Emerald, the property arm of the TVS group, on Aishwarya Crystal Layout.
Three sizes are offered. The 1 BHK measures 632 sq ft and the 3 BHK 1,498 sq ft, with the 2 BHK in between at 965 sq ft. Launch prices were ₹39.99 lakh, ₹63 lakh and ₹84 lakh respectively. The 3 BHK figure works out to roughly ₹5,600 per sq ft, which is well below current rates on this stretch, so these are almost certainly early prices. Ask the developer for today's price sheet before comparing.
The project was registered in May 2022 under RERA number PRM/KA/RERA/1251/310/PR/160522/004884, and possession is due in July 2027, about ten months from now. It is a gated community of high-rise towers with round-the-clock security, and the open areas include space set aside for gardening and growing vegetables.
The location works for people employed in Electronic City to the south or around HSR Layout and Silk Board to the north. Hosur Road carries heavy traffic, and the internal roads in Singasandra are narrow, so the drive to the main road can take longer than the distance suggests. With a metro line now running along the highway, the daily trip to work may be easier than it was a few years ago. Check the construction progress on site, since the handover date is close.
