About Rustomjee Urbania Azziano
Azziano belongs to Rustomjee Urbania, the township of more than 100 acres that Rustomjee has built at Majiwada in Thane West, beside the Eastern Express Highway. Hafeez Contractor designed the township, and it has its own school, a commercial complex, shops, entertainment space and sports clubs, so a good share of daily errands can be done on foot.
Two sizes are listed. The 2 BHK has 853 sq ft of carpet area and was priced at about ₹1.58 crore; the 3 BHK has 1,153 sq ft and was priced at about ₹2.14 crore. Those carpet areas are noticeably more generous than the two-bedroom homes in the newer La Vie cluster of the same township, which sit under 610 sq ft.
Possession was due in September 2024, and IndiProp shows the project as Ready to Move. The MahaRERA registration given for it is P51700001021. Prices come from an earlier listing, and both the developer's remaining stock and resale flats may be priced differently now. Facilities cover a clubhouse, a swimming pool, a gym, tennis, squash, badminton and basketball courts, a jogging and cycle track, yoga areas, a spa, sauna and jacuzzi, indoor games and a library. Rainwater harvesting and a sewage treatment plant are included.
Commuting is the township's strong suit. Thane station is about ten minutes by road, Airoli around 20 minutes, and Bandra Kurla Complex roughly 50 minutes in ordinary traffic. The business districts of Powai, Vikhroli and Ghansoli, where many Thane residents work, are reachable along the highway or across the Airoli bridge. Expect queues at the Majiwada junction and on its service roads during peak hours.
