About a kilometre off the Outer Ring Road, where Panathur Road leaves it at Kadubeesanahalli, Pune-based Rohan Builders put up Rohan Iksha on 8.5 acres. The stretch of ORR nearby is lined with large tech campuses, Prestige Tech Park among them, which is the main reason people buy here.
The project has 2, 3 and 4 BHK flats. The 2 BHK carpet areas are 804 and 835 sq ft, listed at ₹80 lakh and about ₹91.7 lakh. The 3 BHK comes in 1,052 and 1,146 sq ft, at about ₹1.01 crore and ₹1.22 crore. The 4 BHK was listed at ₹1.4 crore and ₹1.7 crore, but its carpet areas were shown as 1,126 and 1,128 sq ft, smaller than the larger 3 BHK. That looks like an error, so ask for the actual plan.

The layout puts a large landscaped area in the centre and keeps cars off the podium, so children can move around without traffic. Some spaces are double or triple height. The clubhouse sits between the two building clusters and looks onto the pool, and other facilities include a cricket practice net, tennis and squash courts, an indoor games area and a multipurpose hall. Panathur Road connects to Sarjapur Road to the south, though the road is narrow and busy at peak times.
