Gated villa communities of this size are not common on Sarjapur Road. Adarsh Sanctuary, by Adarsh Developers, covers about 21 acres at Kodathi, off Sarjapur Road near the Bangalore Technological Institute, and holds 172 villas. An existing teak grove on the land has been kept as part of the plan.
The villas are 3 and 4 BHK, each with a private garden at the back. Plot and built-up sizes were not included in the listing. The 4 BHK homes were listed from about ₹4.8 crore, with other units at ₹4.81 crore, ₹5 crore and ₹5.8 crore. At these prices, ask for the plot dimensions, the undivided share of land and the monthly maintenance, because these differ a great deal between villa projects.

Facilities are divided into indoor and outdoor areas. They include a meditation plaza, scented gardens, an adventure play park, a tree house, a yoga centre and a health club with a spa. Kodathi lies just south of Carmelaram, so Whitefield, Marathahalli and the Outer Ring Road offices are reachable to the north, and Electronic City lies to the south-west by way of Hosur Road. Sarjapur Road itself crawls in the morning, which matters more for a villa buyer here than for someone living beside their office.

Adarsh Palm Acres, near Vidya Nagar Cross in the north, has large four and five bedroom homes, and in the south Adarsh Premia is in Banashankari Stage 2.
