What is RERA registration number?
Also called: RERA number, RERA ID, project registration number, UPRERAPRJ number, MahaRERA number
It's the number a state RERA authority gives a project when it registers it under Section 5. The builder has to print it on every advertisement, and you can look it up on the authority's website to read the project's filings.
Formats differ by state. UP RERA numbers begin with UPRERAPRJ followed by digits. MahaRERA project numbers start with P and carry a district code, while its agent numbers start with A. Karnataka's are long strings beginning PRM/KA/RERA. The authority is meant to decide an application within 30 days, and under Section 5 a project it neither grants nor rejects in that time is treated as registered.
Section 11(2) makes the builder mention the authority's website and the registration number prominently in any advertisement or prospectus. A hoarding on the Dwarka Expressway or a newspaper insert without one is a warning sign. So is a "pre-launch" collecting EOI cheques with nothing filed, which is exactly what Section 3 forbids.
The number is only useful if you open the file behind it. The project page on the state portal shows the declared completion date, the sanctioned plans, title documents, disclosed litigation, quarterly progress updates and, in most states, how many units are booked. Match the promoter's name there with the name on your agreement, and put the declared completion date next to the possession date the sales team gave you.
Big projects often carry several numbers. The Explanation to Section 3 treats every phase as a standalone project, so Towers A to D may sit under one registration and Towers E to H under another with a later deadline.
A buyer eyeing a Sector 150, Noida project enters its number on the UP RERA portal and finds the registered completion date is March 2029. The broker had been saying "possession in 2027", which binds nobody.

Questions people ask about RERA registration number
Can a project be sold without a RERA number?
Only if it's exempt: land of 500 sq m or less, eight apartments or fewer across all phases, or a completion certificate received before the Act began. Otherwise it's a violation, and Section 59 allows a penalty of up to 10% of the estimated project cost.
What happens when a project's registration expires?
The builder has to seek an extension, or the authority can act under Sections 7 and 8, which can end with the buyers' association or another agency completing the work. The possession date in your agreement doesn't move either way.
