Noida Airport Is Open: What It Means for Property in Greater Noida and the Yamuna Expressway
The Noida International Airport at Jewar is operational. How Noida, Greater Noida and YEIDA differ, what's available along the Yamuna Expressway and how to buy wisely.
The Noida International Airport at Jewar opened its first phase in March 2026 and started commercial flights in June 2026. Despite the name, the airport is not in Noida. It sits at the far end of the Yamuna Expressway, and the areas that benefit most are Greater Noida and the Yamuna Expressway belt. This guide explains how that region is organised, what is available today and how to think about the airport when you buy.
First, know the three authorities
People often call everything south-east of Delhi "Noida". In practice there are three separate planning authorities, and the one your home falls under decides who handles your allotment, dues and registry:

Yamuna Expressway projects on IndiProp

The indicative median rate on the Yamuna Expressway works out to roughly ₹3,100 per sq ft. That is well below Greater Noida West (~₹8,500) and Noida (~₹14,800), which shows how early this corridor still is.
How the airport changes the picture
- Jobs follow airports. Logistics, warehousing, hotels and airport services create local employment. Over time that supports rental demand near the airport and along the Expressway.
- Road access matters more than distance. The Yamuna Expressway and the Noida–Greater Noida Expressway already link Greater Noida and Noida to the airport. Homes near an Expressway interchange benefit more than homes that are merely "close" on a map.
- Prices can run ahead of reality. Airport-led markets often see prices rise before the promised jobs and social infrastructure arrive. Plots and early-stage projects near Jewar carry more of this risk than ready homes in established sectors.
Buying advice for the Greater Noida and Yamuna Expressway belt
- End-users: choose established sectors with working schools, hospitals and markets. For most families today, that means Greater Noida West or the older Greater Noida sectors.
- Long-term investors: the Yamuna Expressway offers the lowest entry prices. Pick RERA-registered projects from developers with a delivery record, and plan to hold for years, not months.
- Check the authority. For YEIDA-area homes, dues, transfer rules and registry run through YEIDA, not the Noida Authority.
- Verify on UP RERA. All three authorities' areas are in Uttar Pradesh, so project RERA numbers start with UPRERAPRJ and can be searched on the UP RERA website.
