How stamp duty works in Gujarat

Gujarat's stamp duty is 4.9% for all buyers, made up of 3.5% basic duty and a 1.4% surcharge. The registration fee is 1%. That puts the state at the lower end nationally. Charges are calculated on the higher of the agreement value or the jantri value, the government's annual schedule of rates. Jantri rates were doubled across the state in April 2023, so in many Ahmedabad and Surat localities the jantri value is now close to what buyers actually pay. The rates are the same across the state, so a flat in Vadodara, Rajkot or Gandhinagar is charged exactly as one in Ahmedabad.

Women get no reduction in stamp duty, but a woman who buys in her sole name pays no registration fee at all. The waiver does not apply if a man is a co-owner.

On a โ‚น60 lakh flat in Ahmedabad, stamp duty is โ‚น2,94,000. A man, or a couple buying jointly, pays a further โ‚น60,000 as registration fee, for a total of โ‚น3,54,000.
