Delhi's rates are simple to read and have not moved in years. The Department of Revenue lists stamp duty on a sale deed at 6% when the buyer is a man and 4% when the buyer is a woman. Joint male and female ownership is generally charged 5%. On top comes a registration fee of 1% of the deed value and a flat โน100 pasting charge. Duty is calculated on the higher of the agreed price or the circle rate, which Delhi fixes by colony category, from A (the most expensive) to H.
Circle rates matter more here than in most cities, because they were set years ago and in many colonies sit well below market prices, while in some rebuilt or outlying areas they can exceed what a buyer will pay. Always check the category of the colony before you sign an agreement.
For a โน60 lakh flat above the circle value, a man buying alone pays โน3,60,000 in stamp duty. A woman pays โน2,40,000. A couple on a joint deed pays about โน3,00,000. The registration fee is โน60,000 plus โน100 in every case, so the full bill runs from โน3,00,100 for a woman buyer to โน4,20,100 for a man. Banks do not include stamp duty or the registration fee in the loan amount, so this sum, about 7% of the price for a male buyer, has to come from savings along with the down payment.
Stamp duty is paid through an e-stamp certificate issued by SHCIL, online or at an authorised collection centre, and the deed is registered at the sub-registrar office for the area after an online appointment. A practical tip: the 2-point gap between men and women is worth โน1,20,000 on a โน60 lakh purchase. If the property is meant to be a joint family asset anyway, discuss with your lawyer whether registering it solely in a woman's name suits your plans, since ownership, inheritance and loan terms all follow the name on the deed.
