About Tata Swaram
Tata Swaram is a plotted phase inside a larger mixed-use development planned by Tata Housing in Devanahalli, North Bengaluru. The wider project covers about 140 acres. Swaram accounts for 11.2 acres of it, with 159 plots, and the whole design takes its theme from Carnatic music.
Plots range from about 1,200 to 2,400 sq ft and were listed between ₹40 lakh and ₹80 lakh. Tata describes them as pre-engineered, meaning the services are laid before sale so owners can build without doing groundwork themselves. The RERA-stated possession date was December 2023, so the layout is shown here as Ready to Move. The prices above are from the launch period. Plot rates in Devanahalli have moved since then, so confirm the current price list with Tata Housing.
Residents get access to the shared facilities of the larger development, which lists a gym, courts for tennis, badminton and squash, a jogging and cycling track, table tennis, billiards, yoga areas and children's play areas. Round-the-clock security, CCTV, fire systems, rainwater harvesting and a sewage treatment plant are also included.
The airport is about 7 km away, so this suits people whose work is linked to the airport or the aerospace and IT parks nearby. It also suits buyers who want a plot now and plan to build later.
