Victorian England is the theme Sobha has chosen for Victoria Park, a high-rise project on Aavalahalli Main Road at Kyalasanahalli, off Hennur Road in North Bengaluru. It is a phased development on about 6.5 acres, with 319 homes in the phases now being built.
Two apartment types are listed. The 2 BHK has 944 sq ft of carpet area and is priced from ₹1.22 crore, and the 3 BHK has 1,267 sq ft and is priced from ₹1.63 crore. For Sobha, those sizes are reasonable for the configuration, and the developer allows buyers some choice of Vaastu-compliant units. Possession is due in December 2027, a little over a year away. The RERA registration is PRM/KA/RERA/1251/309/PR/310322/004800.
The design leans on its theme, with a gazebo and period-style details in the landscaping. The clubhouse and grounds cover the facilities most families look for: a gym, a swimming pool, tennis, squash, badminton and basketball courts, a jogging and cycling track, a sauna, a spa, a library, indoor games and a party hall. Green walkways run through the site, and there is rainwater harvesting and a sewage treatment plant.
Kyalasanahalli is part of the Hennur Road belt that has grown quickly over the last several years. Hennur Road connects south to the Outer Ring Road, from where Manyata Tech Park is a short drive, and routes north lead towards the airport. Schools, hospitals and daily shopping are available along Hennur Road, though the area is still building out. The price per square foot here is higher than for older projects nearby, which buyers are paying for the Sobha name and its in-house construction.
