About Sobha Altus
SOBHA Altus is a high-rise residential project by Sobha in Sector 106, Gurugram, off Dwarka Expressway. The official page gives a site of about 5.51 acres with 293 homes: 204 four- and five-bedroom residences of about 2,870 to 3,853 sq ft, where the extra room can serve as staff quarters or another bedroom, and 89 one-bedroom studio residences. Sobha lists a starting price of about Rs 6.7 crore. Facilities are centred on the Waverly Club, a clubhouse of about 46,000 sq ft with a temperature-controlled pool, indoor sports, a gym, banquet halls and co-working space, and the outdoor plan adds pools, party lawns, a barbecue deck, a jogging track, a play area and a zen garden. The project is pre-certified Gold under the IGBC Green Homes rating. It was registered with HRERA Gurugram in May 2024 and Sobha states a completion date of April 2028.
It is registered with the Haryana Real Estate Regulatory Authority (HRERA Gurugram) under RERA-GRG-1564-2024, with registration valid until December 2031.

- Dwarka Expressway (NH-248BB)Eight-lane expressway; the 19 km Haryana section opened on 11 March 2024 and the Delhi section on 17 August 2025. It runs north to Delhi and south to NH-48 at Kherki Daula.
- Gurugram Metro Line 2 – Sector 101 terminusUnder construction. Phase 1 (Millennium City Centre–Sector 101, 13 stations) began civil work in November 2025; Wikipedia gives 2028 as the expected opening.
- Indira Gandhi International Airport, DelhiReached via the Dwarka Expressway, which the government said gives direct connectivity to the airport.
