Punawale lies on the north-western side of the Mumbai-Bengaluru bypass, a short drive from the Hinjewadi IT parks, with Wakad, Tathawade and Ravet as neighbours. Siddhashila Eira is a two-tower project here, built on about 3 acres with 118 apartments, and it has direct access from the bypass road, which also connects with the expressway to Mumbai.
The homes are 2 and 3 BHK. The 2 BHK is priced at about ₹68.5 lakh, and the 3 BHK flats range from about ₹94.7 lakh to ₹98.4 lakh. Carpet areas are not stated, so ask for the agreement area before comparing with newer towers in Punawale and Tathawade.
With only 118 homes, the amenities are shared by a smaller group of families than in the large townships nearby. There is a clubhouse, a swimming pool, a gym, a jogging track, a children's play area, a library and a party hall, with CCTV and round-the-clock security. Siddhashila Group, the developer, is a Pune builder, and Eira is one of its taller residential projects.
Eira is listed as ready to move, with possession recorded as June 2016. No MahaRERA number is given, which fits a building completed before registration became mandatory in 2017, but buyers should still see the occupancy certificate and the conveyance status. Confirm too whether the flat is unsold developer stock or a resale, as that changes the paperwork and the stamp duty working.

Mid-priced options sit in between, such as Eira in Punawale and Iris in Bavdhan.
