PKS Town Central is one of the few Greater Noida West commercial projects that already trades. The 4.5-acre site sits on the 130-metre road, and outlets named by the developer include Haldiram, Burger King, Lenskart, Reliance Digital, Samsung and ZEISS, along with fitness centres.
The full plan covers more than 10 lakh sq ft, designed by Hafeez Contractor. It combines high-street shops, office floors, a food court, a 9-screen multiplex, a hypermarket, a four-star hotel, banquet halls, a family entertainment centre, restaurants and a sky lounge, with multi-level parking. Studio apartments are sold under the Young Homz name. Crossing Republic is about 4 km away, and the developer points to a proposed metro station next to the site.
PKS Buildmart is a Noida company with an office in Sector 63. Its earlier projects were sold under the Krishna Apra name, including Krishna Apra Gardens and D'Mall in Indirapuram and Krishna Apra Residency in Sector 61, Noida.
The project is registered with UP RERA in three phases. This entry is Phase III, UPRERAPRJ7374, which was registered in 2017 and now carries a completion date of November 2026, while earlier phases are open for possession. Ask which phase and floor a unit is in, because rents inside one mall can differ sharply between a ground-floor frontage and an upper-floor office.
