Corner plots with three road frontages are rare in Greater Noida West, and that is the main selling point of Nirala Gateway. The project sits on plot C-07 in Sector 12, facing a 130-metre road at the front, an 80-metre road on one side and a 24-metre road on the third.
Nirala World plans the building as a single structure with retail showrooms, restaurants, office space and studio apartments. Shops get high-visibility frontage and anchor stores. The studios have a double-height lobby, a reception with security and a restaurant for residents. The developer points out that the Yotta data centre park is about 2.4 km away, a reasonable source of tenants for both offices and studios.
Nirala World has been active in Noida and Greater Noida West since 1996, with Nirala Aspire and Nirala Estate among its housing projects nearby. Gateway is registered through Parth Builtech Private Limited, a Nirala group company.
The project is registered with UP RERA under UPRERAPRJ531916/06/2025. Work began in May 2025, and the completion date on the register is April 2030. Unit sizes, floor count and prices are shared only through the brochure and price list. Buyers weighing a studio here against one in Sector 10 or Techzone 4 should compare maintenance charges, which are often high in mixed-use buildings.
