Sector 16B sits at the Noida end of the DND Flyway, and the site now called Max One was for years one of the city's best-known stalled projects. It was launched in 2014 as Delhi One by Boulevard Projects, a company linked to the 3C group, and stopped after the company went through insolvency. Max Estates, the real estate arm of the Max Group, took the project over under an approved resolution plan and began reviving it in 2025.
Max One is planned as a mixed-use campus of about 2.5 million sq ft with serviced residences, offices, a retail promenade called The Loop and a members' club of about 60,000 sq ft. The residences are large bare-shell homes of about 10,000 sq ft that owners can fit out as family homes, studios or home offices. Services listed by the developer include swimming pools, a gym, a yoga studio, a children's play zone, concierge, butler and housekeeping services, and pet care.
Max Estates is listed on the stock exchanges and has built Max Towers next to this site, along with Max Square and Max Estate 128 elsewhere in Noida.
The project carries the original UP RERA registration, UPRERAPRJ9759, now showing a completion date of August 2029. Earlier Delhi One allottees are being dealt with under the resolution plan, so new buyers should check how their units and timelines sit alongside those older commitments before signing.
